The said party of the first part COVENANTS with the said parties of the Second part That he hath the right to convey the said lands to the said parties of the Second part notwithstanding any act of the said party of the first part, And that the said parties of the Second part shall have quiet possession of the said lands free from all incumbrances. And the said party of the first part COVENANTS with the said Title Deeds) parties of the Second part that he will execute such further assurances of the said Lands as may be requisite
And the said party of the first part COVENANTS with the said parties of the Second part that he hath done no act to incumber the said lands And the said party of the first part RELEASES to the said parties of the Second part ALL his CLAIMS upon the said lands.

Raney and James Judson Vrooman all of the Village of Queenston in the County of Lincoln in Ontario aforesaid as Trustees of the Regular Baptist Church nominated and appointed under and by virtue of an act of the Provincial Parliament of the Province of Upper Canada passed in the eighth year of the reign of his late Majesty King George the Fourth entitled an Act for the benefit of Religious Societies therein mentioned

ALL AND SINGULAR, that certain parcel or tract of land and premises situate, lying and being in the said Village of Queenston on Queen Street- being the whole of lot Number one hundred and forty one in said Village excepting thereout a piece or part thereof at the North side adjoining lot Number one hundred and forty having ten feet front and rear and extending to the Eastern and Western boundary of said Lot for its North and South Limits.
