The appeal to- the Ontario Municipal- Board, approved by regional council last week, had been recommended by planning department because the se ver-, ance would create a new lot for commercial use in , an area designated "major open space" in the Region official plan. New commercial uses are generally not perniitted in major open space, reas, according to the department. The 'owner of the dealership plans to continue leasing the eisting . property, south of Dundasl St. W., for a period of time then relocate to the two-acre parcel, severed from an abutting 79-acre property owned by E. Liptay and H. Lekwis. The application was. first submitted to land divýision committee last, November and then in Januarybut was tabled to determine, whether- the severance was to crate a sepa- rate parcel or to consolidate the' severed lands with the eisting Toyota dealership to the east. However, it was learned, the two properties* can't be con- solidated since the existing pro- perty for the dealership is. leaesed, not owned. The Town of Whitby planning department, had recommended that the severance be tabled until zoning and officiai plan issues were resolved.
