Appraiser Speaks to Rotary The professional land appraiser appraiser fills a number of needs in the community, members of the Bowmanville Bowmanville Rotary Club were told last week. Tax appeals, mortgage financing, and expropriation expropriation are just a few of the reasons why the services of this specialized professional professional may be required. And while few of us are professional appraisers, we are appraisers in one sense of the word whenever we make our own informal estimate estimate on the value of the home we own or some property property we wish to acquire. "An appraiser is simply an estimator of value," said William Clipperton, the Insurance! For Rates or Service CALL Ernie Harvey 623-2527 Treacy & Harvey Insurance Brokers Ltd. 68 King St. East Bowmanville guest speaker at last week's meeting of the Bowmanville Rotary Club. Mr. Clipperton, a member of the club, was bringing his colleagues information about his profession during a classification talk. He is Chief Appraiser of Property Valuators and Consultants Limited, a real estate appraisal firm in Bowmanville which deals mainly with agricultural, commercial and rural properties. properties. Bill Clipperton has been involved with real estate in Ontario for 30 years as a broker, appraiser, and educator. 1-Ie is past-chairman of the 100-member Oshawa- Durham Chapter of the Appraisal Appraisal Institute of Canada. While an appraiser is one skilled and trained to estimate estimate property value, that term has a number of meanings. meanings. "Value is not always market value," said Mr. Clipperton. A property may be evaluated for its lending value to someone seeking a mortgage or for its replacement replacement value. The field is one in which the professional must have a knowledge in a number of areas, Mr. Clipperton said. Arriving at a land value is a combination of the study of historic sales patterns and economics. Clients may retain an appraiser appraiser in taxation matters related to calculating capital capital gains or appealing taxation. taxation. Appraisers are called for mortgage financing, for expropriation, expropriation, and at the dissolution dissolution of partnerships. They may also act on estate matters. For example, the transfer of a farm from father to son will require work by a qualified appraiser. appraiser. They may be called to testify testify as expert witnesses at expropriation hearings and various levels of the court system. As with any profession, the title carries a heavy responsibility. responsibility. Clients who feel an appraiser has not acted in their best interests have been known to launch law suits, Mr. Clipperton said. But he left Rotarians with no doubt that he is a man who enjoys his work. He described described his business as one which allows him to work outdoors and to meet a wide variety of people. The last few days have been rather muggy with a lot of rain, so expect the mosquito population to thrive during this type of weather. They breed very rapidly in still standing water, so get rid of any puddles that may be around the house. There are several sprays on the market that will control mosquitoes, such as Malathion and for the best results use a product called Methoxychlor, this can be sprayed on the shrubs, cedar hedges, walls and garden garden furniture for excellent control. What causes my ripe tomatoes tomatoes to turn black on the bottom bottom of the fruit...this is called Blossom end rot, and is caused by the lack of calcium, which in turn is caused by uneven watering and the environmental environmental conditions, such as a lot of hot humid weather or severe periods of heavy rain. It must be stressed that it is not caused by lack of nutrients in the soil, and it is not a disease. The product developed developed for this problem is called Pro-Tect-To-Mat, it contains 3.6 percent elemental calcium. This product should be applied when the tomatoes are the size of a golfball and should be repeated every three weeks if the weather is moist and humid. Spray directly to the foliage, so that the leaves are completely covered but not to the point of runoff, since marginal leaf- burn will appear. A 500 gram bottle will make about 10 litres of spray. How can I keep my planters and hanging baskets healthy during the summer, since every time I go to a park, theirs are always so healthy and lush? The secret is simple, water them on time, early in the morning and feed them every two weeks with a solution of 20-20-20 all purpose fertilizer, and repeat this throughout the whole summer months. My cedar hedge is turning brown, what can be done? There are two conditions that will cause this to happen. The first is that you have an infestation infestation of red spiders, and the second one is the lack of plantfood. Both can be remedied remedied quite easily, the red spider insect can be controlled by any systemic insecticide and should be sprayed directly on the hedge. The lack of plantfood can be corrected by applying hedge and tree food directly to the soil as close to the roots as possible. To help it along even quicker, use a product called cedar feeder which can be applied directly to the foliage so that the foliage absorbs the plantfood and is available immediately. To make it even simpler, just mix the insecticide and the cedar feeder together and apply them both at the same time. This should be done every two weeks until the middle of August, giving you a healthy thriving cedar hedge. What is the white stuff on my Alpine current hedge? It is called Powdery Mildew, this is a fungus that likes the alpine hedge, especially if the hedge is located in a shady area with a fair amount of moisture. This condition can be corrected corrected by spraying them with a fungicide, either systemic or the contact type. We have a few holes left in our plantings around the house, what can still be successfully planted? One of the quickest plants to give you fast color is the geranium, it is still available in a good selection, selection, and will give you quick color and will bloom right through until frost. Even petunias and marigolds can still be planted, but give them a hand by using a plant starter so that the roots can establish themselves quickly. Until next week, happy gardening.
