During the same period, the market share .of semi and row units fell from 26% to 20%. With the shift in market composition, median prices have been stable for single-detached homes, but have fallen for semis and rows in recent months. Across the Toronto area, inner- suburban markets (Ajax-Pickering, Brampton, Mississauga, and Scarborough) Scarborough) have been the first to show signs of a balanced housing market as they have best catered to first-time buyers. Areas which are geared to the high end market and outer-suburban areas continue to experience buyers' markets. As move up buyers become more active in 1994, the high end markets should become balanced by Spring. The outer-suburban areas will be the last areas to return to balance. "During the past three years, housing housing activity has relied on the improvements improvements of affordability caused Page 19 by lower interest rates," concluded Mr. Dunning. "In general, a drop in interest rates is followed by an increase increase in sales that lasts for 3 to 4 months. As interest rates have reached bottom, homebuying will begin begin to slow in late 1993. During 1994, housing activity will depend on the pace of economic recovery. As consumer confidence improves, more homebuyers, especially move up, will be able to take advantage of good affordability conditions next year. The extensions of CMHC's 5% downpayment program will help to ensure that there is also a steady stream of first-time buyers in 1993." Gradual economic recovery and continuing low interest rates are expected expected to increase homebuying activ-- ity in 1994 as sales are forecast to reach 43,000 for the year. Home prices prices will remain relatively stable. The average MLS price will increase slightly to $212,000 as more move up Archibald Orchards X £ Taunton Liberty Road Hwy. 2 401 Open Daily 9 a.m. - Dusk 6275 Liberty St. N., Bowmanville 263-2396 PLAN TO ATTEND OUR APPLE B FESTIVAL FRANK REALTOR Over 30 Years Quality I Real Estate Service 234 King Street East, Bowmanville Telephone 623-3393 Toronto Line 686-1035 REALTOR CENTURY HOME 1.75 acre treed lot in quaint Orono village. 4 bedrooms, family room with fireplace, country kitchen; formal dining room, plus much more. $269,900.
