Since 1988, over 348,000 plans have been opened and, of that number, number, over 204,000 have been utilized to purchase homes. The government program costs the provincial treasury approximately $50 million annually, comprised of $25 million of tax credits and additional additional $25 million in land transfer tax refunds. That amount represents approximately approximately 5% of total government spending of subsidized non-profit housing in Ontario. In a letter to Premier Rae, OREA President Jamie Edwards said "OHOSP has helped thousands of first time buyers achieve their dream of home ownership.' It has created new jobs in the housing construction industry and spurred millions of dollars dollars in related economic activity." "OHOSP supports home ownership ownership and home ownership is an important important part of the housing mix in Ontario," Èdwards said. "If the government government can spend $1 billion annually annually on subsidized housing, it can surely surely find $50 million a year to support OHOSP." FALLING FOR FRILLS Many purchasers go househunting in a remarkably casual way - and sometimes end up making costly mistakes. One of the mistakes a househunter, and frequently, the novice househunter, can make is, buying thé Frill instead of the house. All too often someone will fall in love with an eye-catching feature and buy the wrong house. This mistake happens quite often and in all price ranges and to people of all ages. Purchasers skip over careful consideration of the MAJOR FACTORS because something MINOR has really attracted them. The lure may be the unique decor, a charming fireplace, a swimming pool or a hot tub, or even a flowering crab apple tree in a well-tended garden. Yielding to SUPERFICIAL ATTRACTIONS like these can result in a buyer winding up with a thoroughly unsuitable house. Bear in mind that these same alluring features can usually be added to another home at a relatively small cost, considering the amount of the overall purchase price. The purchase of a home is the largest financial investment that most people will make in a lifetime.
