One of the most well- known forms of taxation is the Real Property tax collected yearly by municipal governments from Real Property owners. Land Transfer Tax, however, is collected by the Ontario Government. This one time tax is paid by a purchaser, when an Agreement of Purchase and Sale is registered at the Registry Office ("closing") and the amount of tax is based on the Purchase Price of the property ("consideration"). While the Land Transfer Tax Affidavit is prepared by the Purchaser's lawyer, a Real Estate agent will be able to estimate the amount of the tax payable. This extra cost, when purchasing a home, seems to come as a shock to many first time home buyers! It must, therefore, be discussed and taken into account when we're financially prequalifying our customers and preparing Offers to Purchase. If you're seriously thinking of buying or selling in the near future, please meet with me first. I can be reached at Family Realty 2000 Ltd., 1 King Street West, Bowmanville - 623-2000 (24 hr. pager). There are many different types of skylights to choose from, but no matter matter what you decide on, you're sure to enjoy the benefits. Types of Skylights The type of skylight you choose will depend on the look you want to achieve, and the purpose you want your skylight ta serve. Do you just want the skylight to bring in more light, or do you really want a birds- cye view of your outdoor world? If you're concerned about the heat that a fixed skylight may generate during the peak of summer, you might want to consider installing a tinted unit. Another option is to shade the skylight either from the inside or outside with blinds or other materials. materials. Also, keep in mind that you want your skylight to be subtle and natural - it should look like it has always been there. Since southern exposures get the most light, you may want to have your skylight installed on the north side of your home, to brighten it up a little. Look at Roof You'll also have to lake your roof into consideration. If you have an attic, attic, you'll have to have a light shaft to bring light in from the skylight and down to the room below. Use Caution With Brokers for Loans The Ontario consumer ministry continues to advise consumers to use extreme caution in dealing with loan brokers. Some loan broker companies charge customers a fee - usually non- refundablc - to try to find them a loan. In these cases, there are no guarantees they will actually get one.
