OVER AND UNDER SPENDING Some people make the costly mistake of spending more than they can afford when buying a home. Equally painful, however, is the mistake of buying the cheapest possible house and then suffering through its shortcomings and the ongoing repair and operating costs. As Realtors, we do not dictate how much our customers can afford to pay for a home. This is a very personal decision. There are guidelines for monthly mortgage payments that lending institutions use when qualifying prospective purchasers. But, like height-weight charts these are only averages or guidelines. Discuss your financial situation honestly with your Banker and Realtor. If you're willing to rearrange your priorities, and are sufficiently disciplined to economize on other expenses, you may be financially able to exceed these guidelines slightly. A good house may seem more costly, but the rewards will be well worth it. Investing in a little more expensive home gives you an excellent hedge against inflation, a better place to live, and a much brighter resale opportunity! Thinking of buying or selling in. the near future? Please meet with me first. I can be reached at Family Realty 2000 Ltd., 1 King Street West, Bowmanville 623- 2000 (24 hr. pager). © I I I I I I I I I I I I I I I I I I I I I I I 1 I I Make A Clean Sweep Of Your Chimney Home maintenance requires a certain degree of organization because so many things around the house deteriorate silently and inconspicuously, not like peeling paint which is highly visible. But when the humidifier on your furnace overloads with salt deposits from evaporated water there is not much in the way of a warning. Only when it seizes up completely are you possibly aware. If it is during a cold spell the air in the house becomés so dry that our skin itches and our throat gets raspy and she who must be obeyed sends us down to check out the humidifier. Chimney malfunction develops in the same insidious manner, but the message that something is amiss can be a heart stopper: chimney fire! It is an awesome spectacle that produces light, heat and sound. Air roars up the chimney as flames and sparks shoot out of the top. The neighbors will be entranced and you will be in a dead panic. To stop it you have to cut off the air supply. A piece of metal that fits perfectly into the fireplace opening should do the trick. Failing that you pretty well have to wait until all the accumulated creosote inside the chimney burns off. It will probably not burn down the house but the damage to the chimney is considerable. Bricks may be cracked and mortar loosened, which means the chimney will have to come down because it is unstable and also vulnerable to leaking flu gases. A professional will have to assess it. This grim scenario was caused by creosote build-up in the chimney, probably over a number of years. The fire was likely ignited by a hot burst by Ben Bramble from, say, cardboard or something that seemed innocuous. Creosote is formed when unburned oils and tars from wood go up the chimney and condense when they come in contact with the cold flu. The flu is cold at the start of burning or when a slow, poorly burning fire is permitted to sulk away unnoticed or ignored. What to do?. Control the fire so it is clean burning with proper air and damper control. In a fireplace you will not likely get very complete combustion; so some creosote will always get up into the flu. Airtight stoves and fireplace inserts come very close to complete combustion but even they let some gases escape unburned. Also, burn only clean, dry hardwood. Softwoods and scrap lumber is prone to dirty burning as is all manner of garbage and plastics (which, by the way, give off toxic fumes.) Chimneys should be cleaned by professionals who have the equipment and the expertise to remove the soot but not leave it on your carpets, but get references to have peace of mind about damages and the assurance the job is done correctly. The frequency of cleaning depends on the frequency and quality of your burning. It shouldn't take you long to gauge the need after one or two cleanings, usually a year or two apart. Spring is a good time of year to call a chimney sweep becàuse the roof is safe and they are not rushed as they will be in the fall. A competent chimney sweep will give you an honest opinion as to whether or not you need his services, but do call one. Sponsored by Mulder's Furniture Ltd.
