Housing Market Reported to be on Upswing Resale Homes are up 30 Per Cent Over 1993 After four years of sluggish performance, performance, 1994 appears to be the year for the Greater Toronto real estate estate community to begin accelerating, accelerating, says Helen Mean, spokesperson for National Real Estate Service's Ontario region. Mean's comments follow the release release of the real estate company's first Canada Lot Price Survey, which compares average prices in June 1993 and June 1994 for 33- foot, 66-foot, 70-foot, half acre and waterfront lots in the nine provinces and territories where National has offices. As of June 30,1994, the Toronto Real Estate Board (which represents the largest number of sales in Southern Southern Ontario) reports that unit sales year-to-date for resale homes are up 38 per cent over the first six months of 1993 (26,436 versus 19,170). In addition, the average price has increased increased from $206,490 in December 1993 to $208,853 in June 1994. According to Mean, "A high percentage percentage of the sales is attributed to the lower-priced homes, which indicates indicates that more and more first-time buyers arc now through the waiting period and have decided 1994 is the year to buy." Meanwhile, the Greater Toronto Home Builders' Association (GTHBA), which accounts for the majority of new home sales, reports that sales in the past nine months exceeded exceeded the number of sales during the same period last year. "Like the residential resale market," explains Mean, "the majority o these sales are also attributed to the first-time buyer segment of the market." Mean goes on to say that despite the recent rise in mortgage rates, the second half of 1994 is expected to match the first half. "We don't see the number of available properties increasing, as was the norm in the past five years. Therefore, we expect expect to see a balanced market where serious buyers will be dealing with serious sellers, which will result in stability," she says. "The Greater Toronto real estate market is probably one of the most dynamic markets in the world," adds Mean. "To think that this dynamic dynamic market was sluggish for al most five years is hard to imagine, but the market appears to have reached the bottom. And the question question now is how fast and how high can it go up?"
