Do you: , 1) Have trouble sleeping when the temperature stays warm and humid. 2) You get worried about intruders coming in because your windows are open. 3) Have medical allergies due to hay fever and other airborne airborne hazards carried by the summer winds. 4) Have damage that is caused by high humidity and moisture especially in your basement where it can sweat from the very high dewpoints in the air? If any of these conditions arc present you should consider consider getting central air conditioning. Buying Hints: • Buy name brand units such as Lcnnox/Kecprilc that are well known and have a good reputation. • Buy from a dealer who is established with a showroom. Can you go down and look at the unit? Buying from someone who isn't established as a business in Clarington may be inviting disaster. These people move and close up shop at any time. • Finance the purchase even if you do not have the funds at present. This makes sense as you will gel the best deal earlier earlier in the season. Have it installed in plenty of lime and you can enjoy it without sweating in the lient and paying paying a premium price. • Compare warranties on units and go willt minimum 5 years manufacturer's Lennox now offer 10 years on many of their units. Expensive Air Conditioning repairs can be avoided by spending a few extra dollars on a better warranty. • Remember inflation makes things more expensive in the future. A warranty on a unit today of 10 years can be very valuable in the 10th year because the cost to change the compressor out may be as high as 100% or more in tomorrow's dollars. • Energy efficient is the last thing to look for. Minimum rating is a 10 seer unit. The rating stands for Seasonal Energy Efficiency Rating. The higher the # the better. For Canada with a cooling period of 30 - 60 days at the best. 10 seer is adequate however II or 12 seer units are belter and will save you 5 - 10% more on annual energy costs. Going to buy a unit more efficient than 12 seer is a waste of money for our climate which dictates you spend more money on an efficient efficient heating unit and look for medium efficiency unit for cooling. After all we're not Phoenix in climate yet! Next Week: Rend the column and learn why SI'AS arc becoming so popular as our population ages. P.S. Remove bulky or unused furniture and rearrange the rest to make the best use of space. Most of us are pack rats, so apply the following test to every questionable item: "Have I used this in the past six months, or will I need to use it soon?" If the answer is no, throw it away, store it elsewhere or sell it in a yard sale. Be equally aggressive in disposing of dirt. Pay particular particular attention to the two most important rooms in a buyer's mind: bathrooms and kitchens. And once you've removed all the dirt: keep everything clean, every day. You never know when 1 the person who will ultimately buy your home will visit. Repair as much as you can \ During your home tour identify the things that arc broken, cracked, stuck or just plain don't work anymore. anymore. These can include: leaky faucets, holes in window window screens, stuck or broken broken windows, lights that don't work, doors that squeak or don't close properly, properly, missing or broken cupboard cupboard handles, cracks in the walls and ceilings and dozens of other "little things" you've been meaning meaning to do for years. Now is the time. Certain items, such as roof or basement leaks, must be repaired, along with any water damage. Electrical or heating system problems must be fixed. Some repairs, however, may not be necessary. Will that hairline crack in the driveway driveway really make or break the sale? How about a chipped floor tile in the entry way? Some buyers will have their own idea about how to deal with these problems. problems. You may find it easier to adjust your selling price to reflect the cost of these repairs, rather than pay for them yourself. Depersonalize your home Your house reflects you. It is decorated with your taste and your sense of style. Unfortunately, that heart- shaped table lamp youf grandmother left you may distract potential buyers from seeing the home itself. Grit your teeth and store all personal items (framed family family photos, trophies, etc.) out of the way. If you have brightly coloured accent walls or heavily patterned wallpaper, consider repainting or wallpapering wallpapering these areas with light, neutral colours that enhance a room's size and make it more flexible to receive any kind of furniture. furniture. Remove area rugs, light fixtures and other items that buyers might find too difficult to imagine in "their home", even if you were not intending to include these in the sale.
