Most real estate agents will agree that a house in good physical condition is more likely to sell and command a higher price, than one that needs a great deal of repair. Yet according according to home inspection experts, approximately half of the resale homes on the market today have at least one significant defect and just about all homes needs some maintenance and repair work. To identify the building components that are most in need of repair, many sellers commission inspections inspections before putting up the "For Sale" sign. The person person best qualified to do this is an experienced professional professional home inspector. According to the inspectors of OAHI, a home buyer's primary concern is the condition of the home's basic structure and major electrical and mechanical systems. Most buyers, particularly when there's a large selection of homes to choose front, consider only those homes which don't require a great deal of time and money to repair. The best items to repair, then, arc those which typically appear on home inspection reports. In a recent survey of its members, OAHI found that the Number One problem problem was improper grading and drainage around the house, a leading cause of foundation water penetration. penetration. The second most frequently frequently found problem area was the electrical system. system. 'ZZZ77Z//Z/Z//////Z////Z///Z7777Z77ZZ/Z/Z//. 7ZZ77///Z////////////ZZ7? The Rotnry Clubs of Bowmanvillc and Port Perry each held a dinner and charity auction to raise funds for worthy community community projects. The annual Big Brothers' awards dinner dinner was held to honor the many volunteers who give the gift of their time to help our youth. The Chamber of Commerce in Port Perry hosted an excel lent business breakfast. The 12th annual Kinsmen Home Show was held this past weekend where many small businesses presented their products and services to people from all over Durham. On Saturday morning, I attended part of the Islamic community forum "A Cultural Bridge to the 21st Century". I also visited the 7th Annual Mental Health Awareness information presentation. The extremely successful successful "First Home Loan Insurance" programme, programme, introduced in 1992 by Canada Mortgage and Housing Corporation (C.M.H.C.), the government body that insures high ratio mortgages for lenders, enabled thousands of first time buyers and special "hardship" cases to purchase homes with as little as five percent down. As of May 11, 1998, this programme will end, but the good news is, that after this date, EVERYONE who qualifies qualifies for home ownership," will be able to purchase a home (a principal residence) residence) with a minimum 5% downpayment (certain (certain price ceilings apply). The not so good news is, the premiums charged by C.M.H.C. to insure these higher risk mortgages (those with 5 to 9% downpayments) will change. As of the above dale the Insurance premiums will increase from 214% to 3%% of the mortgage amount. The premiums can be paid "up front" or added to the mortgage and amortized over the life of the loan. All Agreements of Purchase and Sale signed on or after May 11, 1998, will fall under the new programme and be subject to the 50% increase. For a complete and up to dale breakdown of the C.M.H.C. guidelines, guidelines, contact your Realtor, Mortgage Lender or C.M.H.C. at 905-571-3200.
