Wednesday, June 2, 2004 Orono Weekly Times - 7 MUNICIPALITY OF PORT HOPE PUBLIC MEETING concerning a PROPOSED AMENDMENT to the OFFICIAL PLAN to facilitate the TUCKER CREEK Development TAKE NOTICE that the Council of the Corporation of the Municipality of Port Hope will hold a Public Meeting on Monday June 21,2004 at 7:00 p.m. in the Council Chambers of Port Hope Town Hall, 56 Queen Street, Port Hope, to consider an amendment to the Hope Township Official Plan, under Section 22 of the Planning Act, to give conditional approval to a development proposal by Tucker Creek Limited for a maximum of 350 dwelling units, a ?00-room hotel/inn and limited commercial development within a golf course setting that also includes additional, private open spaceand naturalenvi- ronmental areas. The Subject Lands are located in the southwesterly portion of Ward 2 of the Municipality. The lands comprise most but not all of the oroDerties in the general area south of Highway 401, east of East Townline Road, north of the CN/CP rail corridor, and west of the Cameco lands and aremore specifically described as Part of Lots 31 through 34 in Concession 1, and parts of Lots 32 and 33 in Concession 2. The general location of the Subject Lands is shown on the attached Location Map. Currently most of the Subject Lands are vacant and undeveloped. Some areas are used for agricultural or other rural uses, including two existing farm dwellinos. A Dortion of the lands, shown as the "O.P.A. No. 3 lands" on the attached Location Map, was previously developed as a trailer park, and is currently the subject of Official Plan and Zoning By-law provisions which conditionally permit the use of that portion of the lands for the development o 250 "life-style/ret!rement" dwellings in a leasehold form of ownership subject to the provision of private sewer and water services, financial agreements and other matters. The purpose of the proposed Official Plan amendment would be to: 1 reoeal and thereby remove the conditional approval of Official Plan Amendment No. 3 for the development of 250 lifestyle/retirement* dwellings in a leasehold form of ownership for lands generally located north of Marydale Park Road as delineated on the attached Location Map as the OPA No. 3 lands"; 2 set out a process and the studies to be undertaken prior to approving development of a privately serviced, condominium lifestyle community as described P above When the required studies and agreements have been completed and approved to the satisfaction of the Municipality and necessary approval authorities, a further Official Plan amendment will be necessary prior to initiating development; 3 establish land use policies for the Subject Lands that will establish the concept of a privately serviced, golf course orientated development with specific limits in terms of geographic area, maximum number of housing units, and limited commercial development. Such policies and land use boundaries 'may b^refined^s^a result of the required studies and agreements in a subsequent Official Plan amendment prior to development occurring. it is intended that the project proposed by Tucker Creek Limited will be constructed, in the future, as a comprehensively planned and privately-sen/iced and maintained community that will provide a distinctive living environment focused on a championship-quality golf course within preserved an enhanced open space and environmental areas. ,_ linn wMI nrn .. ed on the Tucker creek project until a range of studies satisfactory to the Municipality of Port Hope and other approval author- £s a^ approvedJn addition, a further Official Plan Amendment will be required before any develop- ment can occur. ANY PERSON may attend the Public Meeting and/or make written or verbal representation either in support of, or in opposition to the proposed Official Plan amendment. Should you be unable to attend the Public Meeting, your ' 1 written submission will be received up until the time of the Public Meeting. If you wish to be notified of the adoption of the proposed Official Plan amendment, you must make a written request to the Clerk of the Municipality of Port Hope at the address given below. If a person or public public body that files an appeal of a decision of the Municipality of Port Hope in respect of the proposed Official Plan amendment does not make oral submissions at a public meeting or make written submissions to the Municipality of Port Hope before the proposed Official Plan amendment amendment is adopted, the Ontario Municipal Board may dismiss all or part of the appeal. Additional information relating to the proposed Official Plan amendment, including a copy of the proposed amendment, is available for inspection between 8:30 a.m. and 4:30 p.m. at the Planning Department at the address given below. The subject lands are the subject of a concurrent Plan of Subdivision application application (File:2.G.18) and a Zoning By-law Amendment application.
