'ABUNDANCE' OF ENTRY-LEVEL HOMES IN DURHAM It's no secret the real estate market has taken buyers and sellers on an unpredictable roller coaster ride over the past couple of years. Now, as the market enters balanced territory, prospective buyers will be relieved to find stable prices and considerably less pressure. If you're looking for a home in Durham Region, the news is even better: you'll find an "abundance" of entry-level products so you can stretch your home-buying dollars. That's according to the 2022 Re/Max Hot Pocket Communities Report, which compared market activity in the first and second quarter of this year in terms of unit sales and prices, analyzing 60 Toronto Regional Real Estate Board (TRREB) districts and others across the country. The average selling price in Durham Region in August was $920,269, a slight decrease from the previous month, according to Durham Region Association of REALTORS - Durham Region Real Estate (durhamrealestate.org) (DRAR). The average price here hasn't experienced drastic decreases forecasted for the market. DRAR reports 806 transactions through the MLS® System in August, representing a 15 per cent increase a month-over-month basis. The number of new listings, meanwhile, reached 1,275 - a 13 per cent decrease compared to the previous month. Here's the average selling price in August by municipality: Ajax ($979,879), Brock ($748,071) Clarington ($923,544), Oshawa ($796,773), Pickering ($990,008), Scugog ($949,057), Uxbridge ($1,340,132) and Whitby ($973,935). TRREB reports 5,627 home sales reported through MLS® in August, representing a yearover - year dip of 34.2 per cent - a lesser annual rate of decline compared to the previous four months. August sales also represented a month-over-month increase compared to July. Here's the average selling price in August by region: Halton ($1,207,303), Peel ($1,062,984), Toronto ($1,031,979) and York ($1,265,628). "The number of days a home is staying on the market continues to level out, indicating that transactions are involving home inspections and other important steps to complete a sale,"DRAR President Meredith Kennedy reports. "This is important to note as Durham Region moves towards a balanced market." In a balanced market, the supply of properties and the number of potential buyers is the same and sellers typically accept reasonable, close-to-list prices offers. Housing prices remain stable and for buyers, there's usually a sufficient number of homes to compare and choose from. There's time for home inspections, financing, showings and other conditions key to a successful transaction, removing the pressure so many experienced during the recent house-buying frenzy.
