1} BARA Nr be Th sds La 'New Athica landplan » A new plan for residential commercial and industrial development on land east and west of Regional Road 2 and north of King Street to Prince Albert was unveiled at the regular meeting of Scugog Township Council Wednesday evening, The land which is directly across the Regional Road from the K.R. Coulter plant and to the north of the plant was formerly owned by the Athika Company, but is now being proposed for develop- ment-by Aycuzz Realty and Yelodim Ltd. who picked up the parcels when the first mortgage was foreclosed on the original owners. : Stanley Stein, a lawyer from Toronto who repre- sents Aycuzz and Yelodim, brought the new plan before members of Scugog Council, and at the same time asked that the draft plan approval which had been secured from the provincial govern- ment for an old develop- ment proposal not be allow- ed to lapse. The original plan for de- velopment of the land called for residential houses on full municipal services, how- ever a resolution passed last March by Scugog Coun- cil indicated that the Town- ship wanted this changed to servicing with municipal water and private indivi- dual septic systems, The new development plan presented last week to Council by Mr. Stein and consulting engineer Warren Taylor calls for 95 new houses on the west side of Regional Road 2, commer- cial development at the corner of the Regional Road and Prince Albert Road and four industrial lots on the land to the north of the Coulter plant on the east side of the road. The houses would be serviced with municipal water and septic systems on lots about 15,000 square feet in size. Councillor Drew said there is already enough commer- cial development jn Port Perry. Consulting engineer Warren Taylor told council that the 3.3 acres shown on the plan for commercial development was a planning mistake and that this could be reduced substantially to one neighbourhood conven- ience store or eliminated completely. In commenting on the residential development Councillor Drew pointed out that it should be dove-tailed with badly needed industrial development. '"'You bring in industry and you'll get your houses," said Council- lor Drew to Mr. Stein. And members of council also suggested that the new resi- dential plan should contain park land, enough possibly for the development of a soccer field. Council refused to reverse its decision to allow the old draft plan approval to lapse, and although the development is now back to "square one," so to speak, Mayor Lawrence Malcolm told Mr. Stein and Mr. Taylor that the Township would be willing to consider the new plan on its merits. Ronald Burke of Scar- borough was southbound on Highway 12 about 9:15 a.m. when he allegedly tried to pass a car which was waiting to make a left turn onto the regional road. The Burke vehicle struck the left front of a car driven by Lee Lane of Port Perry causing $300 damage to the Lane car. The Burke car then went off the road and struck a parked truck causing $1000. damage. Damage to the Burke car was estimated by police at $2000. There were no injuries in the accident.
