"Right now, we have a large supply of all types of affordable housing on the market."" Coulter added that the average price for a home in Metropolitan Toronto is $278,000.00 com- pared with $186,000.00 for all areas served by the Oshawa and District Real Estate Board. '"That makes us the most affordable area in the outlying regions." Statistics from the Oshawa and District Real Estate Board show a record number of listings for the month of January. Listings were up 92 percent com- pared with January 1989. While the number of sales in January were down 45 per- cent, actual volume sales were 56 million dollars sur- passing 1989 figures. According to Coulter, the surge of traditional spring activity, coupled with many people wanting to renew listings from the previous year, accounts for the sud- den increase in the number of listings in Durham Region. With a large inventory of housing, Coulter believes buyers may find that sellers are more flexible with pric- ing and closiiig dates. Although January got off to a slow start, Coulter is op- timistic that market activi- ty in the next few months will be strong. "We have already noticed an upswing in buyer activity," he said.
