Check the type, condition and age of the roof and note any recent repairs. Also take a close: look at the eavestroughs "and downspouts. Note their condition and whether any repairs or upgrades have been made. It's also a good idea to walk around the exterior of the home to check the type of foundation it has, whether it's raised well above ground and if there are any visible cracks. Interior Checklist When viewing the inter- ior, pay close attention to details. If the home is a duplex or semi-detached, check with the realtor to see if there is any sound- proofing between shared walls. Also pay attention to the general condition of the home's interior -- does it look well cared for, or is itobvious that it's been ne- glected? When you come to the heart of the home -- the kitchen -- note the general size and decor and wheth- er it has an eat-in area. Is there adequate space for cooking and food prepara- tion? Is there enough cup- board space? Take a good look at the sink, counter- tops and floor and find out if the appliances are being sold with the home. The next room to check is the dining room. Note "whether it is separate from and close to the kitchen. If there is a chan- delier, is it being sold with the house? When viewing the liv- ing room, note the size, condition of the floor or carpet and whether there is a fireplace. Jot down the number of windows and their sizes and note any window coverings that are being sold with the house. Take similar notes for the family room, if there is one, and note whether it's adjacent to the kitchen. When viewing the bed- rooms, note their respec- tive sizes, color schemes and the amount of closet space they provide. Will there be enough room for a home office or hobby work area or is this a priority? Take extensive notes on the bathrooms as well, in- cluding their size, floor condition, colors, fixtures and water pressure (turn on faucets and flush toi- lets to check). Basement The basement is the next major interior area to check. Note whether it is full or partial, finished or unfinished and whether there is adequate head room. Also look for signs of moisture such as water marks, peeling paint and possible mildew. As well, look for cracks in the walls or floors and examine all storage and utility areas. Check to see if the washer and dryer are being sold with the house. Renovations and Repairs If renovations have been done, check to see whether they were carried out by the vendor or a pro- fessional contractor. Also ask to see receipts for any recent repairs to the elec- trical or plumbing sys- tems. Some other things you should check into are the sewer system, heating type and air conditioning system. Also inquire about the hot water heat- er (leased, owned, gas or electric), the number of gallons it holds and its ef- ficiency and age. Check to see what type of insulation is in the home and ask to see copies of recent utility bills. Also determine whether the home has cable or aerial television service and whether the number of electrical outlets is ade- quate. Other Notable Features Other things you'll want to check for is the proximity of the home to schools, city services (such as firehalls, police sta- tions and hospitals), doc- tors, dentists, groceries and pharmacies, banks, playgrounds, parks, day- care and recreation cen- tres. Accessibility to pub- lic transportation and proximity to major roads and highways are other important factors to keep in mind. You'll be surprised at how well this checklist helps you recall details. However, it's important to keep in mind that this checklist is by no means a substitute for a thorough, professional home inspec- tion.
