"A Family Tradition for 134 Years" bod PORT PERRY STAR - Wednesday, December 29, 1999 - 5 'Great kid' wins Cawker award By Heather McCrae Port Perry Star The year couldn't have ended better for 12-year old Angela Stowell- Smith: On Dec. 21, in an auditorium filled with her teachers and peers, the Grade 7 student received S.A. Cawker's prestigious Harry Kiezebrink Humanitarian Award. Named after Mr. Kiezebrink, the first prin- cipal at the school, the award was established by the School Community Council to honour any intermediate student who, on a consistent basis, does volunteer 'work outside of the school community. When Angela's inter- ests and hobbies were read aloud at the assem- bly, one may have thought there aren't enough hours in the day to accommodate her busy life. But she says it's fun to be busy. "It's nice to know I'm doing something good for the community," said Angela. Always willing to lend a hand at school, she is forever helping class- mates with schoolwork, assisting teachers in the classroom and library, or eagerly involved in fundraising. Da Grade 7 student Angela Stowell-Smith is winner of the Kiezebrink Humanitarian Award at S.A. Cawker school. She's joined here by principal Rob Johansen. When not in school, Angela participates in the community through Guiding, her church, and other volunteer pro- grams. Eight names were sub- mitted for this year's nominations for the award. "She's a great kid," said principal Rob Johansen. "It gives me a great deal of pride to give this award to Angela. She symbolizes the goals and values that we would like all children at S.A. Cawker to leave with." DAVID M. HODSON Lawyer (705) 324-8888 Smith on Real Estate Peace of Mind - George Smith Real state Law for Over 25 Years Title Insurance - Cost Effective When Decided on Early in the Process Until very recently, Lawyer's use of Title Insurance has been limited to problem situations. Unfortunately, problems often are not discovered until close to closing when all searches have been done. Commonly 'a lawyer would only look to Title Insurance after some attempts had been made to find solutions. Title Insurance when used in this way is comparatively costly. The better approach appears to be, to decide on Title Insurance before the lawyer goes to work. Title Insurance when decided on very early is more cost effective. Title Insurers because they are in the business of taking risk require fewer searches than a lawyer must do to give a title opinion to a purchaser. These savings in search costs largely offset the cost of Title Insurance. Choosing to use Title Insurance also takes away some of the uncertainty in regard to total closing costs. Most Real Estate Lawyers when asked about the costs to close a transaction will quote a fixed fee which remains fixed unless, "genuine 226 Queen Street, Port Perry, Ont, 1.91 problems are encountered. Few if any lawyers however, in the absence of Title Insurance, will quote disbursements or out of pocket expenses as a fixed amount. This is because search costs vary considerably from one property to another and even knowing the approximate age and location of the property, although it helps, does not allow lawyers to accurately predict disbursement costs. With Title Insurance, the degree of variability in disbursement costs is reduced. For this reason some lawyers are prepared to give qualified fixed quotes for disbursements in a Title Insured transaction. More imporiantly Title Insurance tends to place a lower upper limit on the range of possible disbursement costs. This capping of a lawyer's out of pocket expenses is good for buyers. In my next column, I will write about how Title Insurance makes a surprising contribution to Peace of Mind in closing a purchase. IBY 3: (D035) US5-8465 Fax: 85-3758
