McClelland Port Perry Star Residents of Summitt Dr. in Caesarea have been told there is enough water for nine new homes to be built without any negative impact on existing wells in the area. Consultant Dana Anderson made the comments at a public meeting in front of Scugog council where plans for the new development were presented. Ms Anderson is consultant for developer Rick Rondeau of Fourteen Estates Ltd. "Hydrogeological reports indicate there is plenty of water," Ms Anderson said. This process, she said, would require existing wells to be monitored before and after construction of the new homes to determine if that is the cause of well failure. The nine proposed lots are on the east side of Summitt Dr, and represent the last development land within the hamlet boundary. The developer owns additional land just outside the boundary. Mayor Doug Moffatt told the meeting that putting more homes on the land outside this boundary would require amendments to the Scugog and Durham Official Plans. The nine lots in question are long and narrow in size, about 1.2 acres each, with frontage of about 70 metres each on Summitt Dr. They will be developed on individ- ual septic systems. Ms. Anderson said the homes will likely be built over a two-year period once the subdivision has been approved. They will be similar in size to those already in the area. Ms Anderson said the lots would be drained by a cul- vert that would take run-off water to the south, away from existing residences. Engineers will address drainage of three small streams that cross the property, she said. The meeting was told the well-treed land is now home to many species of wildlife and birds. Ms Anderson said the developer will attempt to retain as many trees as possible on the lots, and will plant new trees for those removed. And the developer will have to prove to the township that all possible steps are taken to preserve wildlife habitat. Mayor Moffatt assured residents that the public meeting Monday evening is the first step in the approval process for this development. They will have access to 'all reports concerning the development, he said. The land is currently zoned for residential use with a "holding" designation. The application now in front of council seeks to lift that designation. A decision by Scugog council will be handed down once all the studies and reports by outside agencies have been completed.
