4 Independent & Free Press,Thursday, March 18, 2010 Details on corridor plan outlined Continued from pg. 1 GO North precinct, and Mill Street Corridor precinct. · Railway Station precinct-- permits railway related facilities, commercial and office uses and high density residential and the extension of St. Michael's St. to connect to Rosetta St. · Go South precinct permitted under the plan is a consolidation of lots adjacent to Guelph St. for redevelopment to medium density residential use, but recognizes the majority of the area is a stable, residential neighbourhood where only modest change in keeping with the character of the area will be permitted. · Go North Precinct-- permits intensification and redevelopment of brown-field and former industrial lands adjacent to the railway corridor for high-density residential use, as well as the potential for medium density residential and/or office uses for the area immediately adjacent to the key intensification sites. · Mill St. Corridor Precinct-- encourages redevelopment along Guelph St. and Mill St. and rail corridor for medium density residential. It recognizes the potential for redevelopment of arena and adjacent lands for high density residential and community facilities and recognizes remaining portions of the precinct as stable residential areas. At the public meeting Peter Skira, a planning consultant representing a client who has two properties on Dayfoot Dr., was requesting higher density zoning on those properties, asking that an additional one to two floors be permitted. Stephen Fagyas of Commercial Focus Advisory Services, representing a client who owns seven acres in the north precinct said his client was "very happy with the report." Drew Leverette of St. John's United Church said in the new plan the church is in a medium density area, but the report doesn't acknowledge institutions there. The Town's Director of Planning, Development and Sustainability Bruce MacLean said current rights would be preserved and Town staff is working with representatives from the church. Mill St. resident Terry Flynn said he received a building permit for a single family home in 2007 and based on the new plan it looks like "now there will be medium density housing around me." John Hennessy, also of Mill St., said he thought more attention would have been paid to green space in the plan. He asked if that was a "condition that was taken seriously." MacLean said the intention in the plan is to protect, preserve and enhance green space where possible. Caroline St. resident Jim Waldbusser said the plan for higher density along Caroline St. should be considered for the whole block from Rosetta St. to Victoria St. Town staff will review comments from agencies and the public and report to council at a later date.
