Interpretation of those clauses can get sellers into an unnecessary problem. If the clause says an "up to date survey" your 10-year-old survey when nothing has changed is likely not good enough. If the clause says the survey shows all of the structures in relation to the lot lines if you have put a deck on the house since the survey the buyer can demand a new survey. The solution is to attach whatever survey you have to the agreement and don't obligate yourself to anything else. The buyer does not need a new survey because they will have title insurance that insures against problems a new survey would reveal.
