He appears in court February 24. Concern over development charges By FRANCES NIBLOCK The New Tanner Proposed Regional development charges that are "in the stratosphere" could jeopardize future industrial development in the 401 industrial corridor of Halton Hills, according to commercial realtor Peter McKenna. He appeared before Halton Hills councillors on Monday suggesting the Town take a close look at the proposed development charges. Regional or Town development charges are fees paid by developers for services like fire protection, police, roads and sewers, necessary to handle growth. Halton is currently reviewing its development charge bylaw and McKenna said the proposed numbers are "way out of whack," and could result in no development in the 401 industrial corridor -- development needed to reduce the tax burden on homeowners. McKenna said the current Town and Region development charges are $8.43 per buildable square foot, but the proposed changes would increase the development charge to $14.50 per buildable square foot, the highest in the Central Ontario area. He said the cost to construct an industrial building in the 401 corridor area of Halton Hills is $715,899 per acre when land value, servicing costs, road building costs and development charges are totalled, while 26-kilometres down the road in Cambridge, the cost for an acre of industrial land is $125,000, or one-seventh of the cost in Halton Hills. McKenna suggested Town voosing your grip? Making your gums staff needs to have a serious look at Halton's road building program, totalling $960- million, for the corridor land, because the cost is "almost ludicrous." Wards Three and Four Regional Councillor Jane Fogal said she was "alarmed" when she first saw the proposed development charge numbers. "Tt looked bad to me," she said, thanking McKenna for putting together the numbers. Mayor Rick Bonnette noted they are at the beginning of a "long arduous process" of reviewing the development charges and there will be a public meeting in May and a report to Halton Council in late June. Georgetown Councillor Moya Johnson suggested Town staff prepare a report so they could take a formal position on the issue at the Region, a position that was supported by Council. "This is quite concerning to me," Johnson said, adding while industrial development continued on page 4 Love Jamie, Jenna & Elyssa Free in town a) Mondiars spaghetti with meat sauce $5.50 Reg.6.50 _ delivery Tuesday's baked lasagna (nit ter of $12 00 fr ats) $5.50 Reg. $6.50 9 Mill St. W Hat wi Spaghetti $ 5.50 Reg.
