Air Hillsburgh subdivision at special council meeting On Hanky Feb Erin Township Council met with representatives of Enterprises to discuss the draft plan of the third phase of the Hulsburgh subdivision Engineer Michael spoke first listing five major points beginning with number of lots Although only lota were planned a change In road design made lots possible Council wasnt too happy with the larger number of lots Mr Brodlgan was Since this Is the last section of development wed like to live within your present restrictions yet have as many lots as possible to utilize the land to the best ad vantage He added that hed like to stay with lots on the basis of what is being conceded else where The question of underground wiring also depended on the number of lots as well as size of bouse costs If a sufficient number of lots are approved youll get underground wiring Second point of discussion was the question of per cent cash In lieu of park land donated to township Council was told Were In agreement with contri buting the per cent providing theres no major impedimenta such as Impossible phasing or impractical reduction In the number of lots which would make it not only uneconomical but Im practical from a developers point of view This point was left undecided as was phasing and bouse size Site of noose Council disagreed with Mr Brodlgan and Magnus Paulson of Victoria Wood Development Cor poration as to the size of house apt to sell best Council favored the larger sizes but Mr felt that if the homes were 1400 feet phasing was auto matically imposed because that size would not sell as quickly as foot homes At present plans are to build homes at a ratio of per cent at 1104 square feet per cent at 1204 21 2 per cent at 12 per cent at and per cent at A capacity bond was agreed with no discussion as was a walkway to the park area a roadway out the north end of the subdivision eliminating two lots and septic beds in front of some houses away from the river Councils next concern was the distance of the lots line from the river questioning if the 15 foot walkway was wide enough although the river itself was at a 25 foot distance Mr Brodlgan agreed that a foot walkway could be incorporated losing one or two lots This was left without definite decision After much discussion quality control could not be decided on Reeve Lloyd Lang stated that there has been disappointment in the exterior appearance In the second phase subdivision Inside the work Is very well done but the outside leaves a whole lot to be desired Wed like some control over what goes on outside Part difficulties Mr Paulson agreed that there were difficulties In the past but added that quality control people had been hired to take care of this sort of thing Deputyreeve Don Malheson described the material used on the upper exteriors of the houses It looks like pressed sawdust with a paper coating and wax finish What will It be like in years time On being asked about other materials Mr Paulson told council that if brick and aluminum were used the cost Increases would be phenomenal and the houses maybe wouldnt sell Reeve Lang stated bluntly If youre prepared to build a home where the bottom half Is brick or stone and the top half aluminum I suspect council going to be a lot easier to deal with than If you re talking building with other stuff He added that council would not approve the draft plan until main points of subdivision agreement have been agreed upon and will not approve any number of lots until they know what type of house will be built Another meeting will be held March 1 with a revised draft plan being shown and more information on building materials being presented to council Fuse rejectors demonstrated Fuse rejectors a new plastic plug which prevents accidental or intentional overfusing In electrical fuse panels were Introduced and discussed at the February meeting of County Fire Prevention Bureau BUI Leslie of Smith and Stone a Georgetown firm brought samples of the new product to the Bureau meeting last week In Milton Circular in shape and threaded to fit a standard fuse panel the plastic rejectors are inserted Into the fuse socket and their shape prevents a homeowner from Inserting a larger fuse than needed rejectors are to become mandatory in all new home con struction on May Mr Leslie pointed out Owners of older homes should also use rejectors he said Many older homes are and and present a potential electrical fire hazard he said Bureau members agreed the fuse rejectors are a good Idea Smith and Stone manufactures one rejector which will only accept a fuse and one which takes only a fuse Mr Leslie left samples with Bureau members to demonstrate to owners In other business the Bureau agreed to
