experience Into a transaction AGREEMENT The sate of a cottage like that of a house Is usually carried out using a standard Agreement of Purchase and Sale form which Is available from most local real estate agents or boards Once the buyer end seller have signed this Agreement a legally bind ing contract Is formed Both parties must carry out the provisions of the contract Before signing the Agree ment therefore both the buy er and seller should retain lawyers to ensure that they understand what they ore themselves into TITLE A lawyer should check the title to the property before you sign to find out whether there arc any defects such as undis charged mortgages liens am or building code viola tions and unpaid taxes or insurance premiums This check Is colled a title research Sometimes a problem arises when people have rights over land that dont up on the search Examples of these rights include a right of way over the land or even full ownership of the land The law in Ontario provides
