THE HERALD OUTLOOK Saturday May 11 1990Page Special BangORama events Continued from Page I start preparing the festival three or four months ago Optimist Club president Don Smith said He also noted this years festival is the end of an era because Mr Guthrie will not be the chairman of the event next year Mr Guthrie said it would be un fair to the other members of the club and unfair to the festival if he continued working with it Its time for some young blood to take over he said He added he has been run ning out of new ideas for the festival festival had a tractor pull two years ago Mr Booth said Last year the festival had a truck pull tie added This year both the events have been combined into a truck and tractor pull for the first By Glenda Hughes In any market there are tricks to selling your home in the fastest time frame possible In this market you really have to make sure that you pay strict attention to the rules and cover all the tricks I dont have to tell you about whats going on in the market for you have to be deaf and blind not to know but it still amazes me that there are some vendors out there who dont believe that this type of market applies to them They are under the impression that their home will sell overnight regardless of the condition or price and what are we worry about As most of us on this end of the stick sit and fret about our vendors not getting their homes sold and getting on with their lives the concern factor lies heavily on us until one of our vendors gets angry with us that their home isnt selling So I am going to take a very hard stance in this column and pull no pun ches with those of you who want to listen and want to get their homes sold sometime this year Here I go Firstly you must listen to your real estate sales rep regarding pricing It might go against your ingrained belief that we are out there to make a fast deal but I assure you that we are out there working our tails off to help you get your property moved and over priced listings just wont move Secondly your home must be sparkling clean I dont mean just once in a while I mean all the time that your home is on the market It matters not whether you clean it yourself or if you have some regular help to keep on top of it but you have got to do it All unpleasant smells have to disappear the carpets have to be sham pooed bathrooms shining dishes away and clutter removed If you are not sure you have caught everything before you put that For Sale sign up ask your rep for an honest opinion of your home Thirdly dated homes take longer to sell and are priced ac cordingly The spiffier your home is the faster it will sell This goes for decorating home improvements in the bathrooms and kitchens and flooring Many of you can not afford to redo your home just for sale but you can do some minor things that can improve things dramatically Dated broadloom can be lifted in most homes of 2030 years of age and you will find lovely hardwood underneath Sometimes it has never seen a shoe scuff on it and it can be brought back to shiny new life with a good buffing a far cry from shag carpeting or olive green hardtwist Take a good look As far as decorating goes again have faith in your salesperson and ask for suggestions If there is some very dated paper in your kitchen or colours that just dont sell today on your walls get it off and put on a coat of pastel paint It is not costly and the results will be earth- shattering Finally the outside of your home has to look inviting and have what we call curb appeal Trying to sell a home that looks shab by is like selling fridges to Eskimos at present so stand on the curb and ask a neighbour or friend what they see The paint must be in good shape and lawn should look like a carpet the gardens all trimmed and best of all they should have some flowers in them Go to your local nursery and buy yourself some flats and get digging fast All this sounds like a lot of trouble I know but if you want to sell your home soon you have to help us out Buyers are scarce and they know that they have the upper hand at present Every home in their price range will be scouted out and viewed before they make a decision Our job is to help you make your home the home that is the first to go Dont let that sale get away from you do the things that will help you get your home sold Be competitive have the edge help us help you Homos Sofd Creatively Hughes is a Sales Representative with NRS Brand In Georgetown WELCOMES PETRA PAJKRT to our staff Potro has boon a stylist for 5 and looks forward to
