12 Independent & Free Press,Thursday, January 6, 2011 65! Deserves a High 5... Maybe we should hold off on that (lol) Proposed Brampton retail centre a concern for Town By CYNTHIA GAMBLE Staff Writer Town staff is monitoring a proposed Brampton retail plaza that will be situated a short distance from Halton Hills' east border and plans to entice local residents to it. The proposed Osmington Regional Retail Centre is a three-phase mixedused development on 88 acres (35 hectares) at the northwest quadrant of Mississauga Rd. and Bovaird Dr. (Hwy. 7) in northwest Brampton-- next to The Apple Factory country market. The first phase includes an enclosed regional retail centre of more than a million sq. ft. and a promenade street retail space of 140,000 sq. ft. Individual retail pads of 90,000 sq. ft. and office development of about 300,000 sq. ft. would follow in the second phase. The final phase would be a 350room hotel, plus a medium and highdensity residential area of approximately 2,000 units. The proposed trade area for the retail centre encompasses a large portion of Halton Hills, so Town staff has hired a consultant to investigate its potential impact on the Town's existing and planned commercial areas. W. Scott Morgan has been studying the town's retail sector for years. Town staff also provided comments to the City of Brampton advising the proposal is premature based on its location within the North South Corridor Protection area before environment assessments are done on the future north-south highway. As well, under the North West Brampton Policy Area, the land is protected for at least 10 years for its shale deposits and removal of this policy for this development is premature, say staff. City of Brampton staff will report to its council on this matter sometime in early 2011.
