On Tuesday, during the Town's community affairs meeting, Manager of Development Review Adam Farr presented an update on a comprehensive development plan encompassing land around the Civic Centre. "The vision for the area is to create a development area that is very liveable, is pedestrian-oriented, has quality urban design and built form, is sustainable, it integrates the natural systems and trails with development for the area, and it targets intensification objectives the Town has set out," he said. The area is bordered by Maple Ave., CN Railway, Princess Anne Dr. and Halton Hills Dr. Also included in the district is land on the opposite side the railway, called the Trafalgar Area. The development will include zoning areas for parks, residential zones in both medium (buildings up to three storeys) and high (buildings up to eight storeys) densities. Once completed, the district will feature complete roads at 40 km/h, allowing buses, all types of vehicles, and bikes to travel. 905-873-1818 By Kathryn Boyle kboyle@theifp.ca Farr explained with council's wish to be sensitive to the area, creating a medium/high density zone would be beneficial, allocating areas along Halton Hills Dr. to stand no higher than five storeys. In the plan, the entire Civic Centre Area would be home to 350 to 375 units. With the Trafalgar Area included, the total would come to 520 units, making up the entire district. "The goal here is to try and knit together these various different build forms in a sensitive way that makes it a nice place for people to live and an asset to the community," Farr said. Wards 1 & 2 Regional Councillor Clark Somerville raised his concerns regarding the loss of green space, asking for an explanation regarding compensation. Farr explained there are rules in place to protect things like trees and erosion and have been implemented into the plan. "(It is required of the developer) to be very diligent in ensuring the protection of natural areas," he said. Ward 4 Councillor Ann Lawlor said she thought the development was going to be beautiful and she was pleased to see the option of affordable housing.
