ASK THE PROFESSIONAL Sometimes on the day of closing, you might find out near the end of the day that the buyer will not be able to close on time. This may be due to the fact that they have not received their mortgage money yet, or that they also had a sale of their own to wait on and that sale hasn't been completed yet. Unfortunately there isn't a whole lot you can do in this situation. Technically if the buyer does not close as scheduled and the deal was firm, not conditional, then the contract has been broken and you would have the right to keep the deposit and re-list the property, but that would involve a lot of extra time and effort you probably don't want to spend. Usually you would agree to extend closing to the next day and get the buyer to compensate you for costs you've incurred as a result of their delay. Of course this doesn't help if you were buying a house on the same day and planning on moving into the new house that day as well. That is the risk you take when you sell and buy on the same day. We work for you. legal matters Q A REAL ESTATE LAW Halton Hills Fire Department has released its weekly summary of fire calls, from Sept. 28 to Oct. 11. MONDAY, SEPT. 28 7:23 p.m.: Firefighters responded to an alarm activation on McIntyre Cres. Staff met with the homeowner who advised that a pot of rice left on the stove had caused the house to fill with smoke. The home was ventilated prior to fire's arrival on scene. No further action required. TUESDAY, SEPT. 29 8:07 a.m.: Firefighters responded to an el- evator rescue on McFarlane Dr. On scene, staff recalled both elevators to the first floor and no occupants were found in either elevator. The ele- vators were set back to regular operation and staff cleared the scene. 6:57 p.m.: Firefighters responded to a three- vehicle motor vehicle collision at the intersection of Fifth Line and Five Sideroad. Halton Regional Police and ambulance were on scene upon ar- rival. Fire staff disabled the vehicles, applied ab- sorbant and assisted with patient care. WEDNESDAY, SEPT. 30 2:49 a.m.: Firefighters responded to an alarm activation on Thomas Ct. On scene, staff conduct- ed a check of the home and it was determined that one of two carbon monoxide (CO) detectors was faulty. 2:45 p.m.: Firefighters responded to an alarm activation on Church St. W. in Acton. On scene, it was determined that a battery impacted a heat sensor in a process line, activating the alarm. The system was repaired and functioning as designed. 7:48 p.m.: Firefighters responded to the report of possible hazardous spill on Sinclair Ave. On scene fire staff confirmed this was a false alarm. An empty lab vial was found and discarded. THURSDAY, OCT. 1 3:13 a.m.: Firefighters responded to a carbon monoxide (CO) activation on Holmesway Pl. On scene, staff conducted a check of the home and it was determined that the carbon monoxide (CO) detector was faulty. Another CO detector in the residence was available for protection. 12:24 p.m.: Firefighters responded to an alarm activation on Commerce Cres. in Acton. On scene staff met with building personnel who confirmed that a toaster had set off a smoke alarm and the alarm was reset. 3:22 p.m.: Firefighters responded to an am- bulance assist in the area of Fifth Line and Five Sideroad. Upon arrival on scene ambulance staff advised HHFD was no longer required. 5:52 p.m.: Firefighters responded to an alarm activation on Heather Ct. On scene staff met with the homeowner who confirmed this was a false alarm. Cooking in the kitchen caused the smoke alarm to activate. FRIDAY, OCT. 2 8:40 a.m.: Firefighters responded to a two-ve- hicle motor vehicle collision at the intersection of Steeles Ave. and Trafalgar Rd. On scene, fire staff assisted ambulance with patient assessments. Fire crews disabled both vehicles by disconnect- ing the batteries at the terminals. 12:44 p.m.: Firefighters responded to the re- port of a tree on fire on North Ridge Cres. On scene, fire staff found a large tree on fire near the entrance of the residence that was approximately 50 feet in height and 3 feet in diameter. The tree was significantly burnt and appeared to have been burning for days. As fire crews proceeded towards the residence the tree suddenly broke and fell to the ground. Fire crews extinguished the fire. Hot spots were exposed by utilizing the chainsaw and extinguished with the hand line. 3:20 p.m.: Firefighters responded to an alarm activation on Main St. S. in Georgetown. On scene staff met with the building personnel and tenants who advised that at the time of the alarm activation there was a brief interruption in the telephone lines. After further conversation with the alarm company it was confirmed that the telephone interruption is a possible and viable explanation for the false alarm. 4:09 p.m.: Firefighters responded to the report of a possible gas leak on Mountainview Rd. S,. north of Sargent Rd. On scene staff met with the tenant who advised that while hanging pictures, accidentally struck a gas line behind the walls with a nail. Fire crews entered the building with gas detectors and found no readings that would indicate an immediate threat. The gas was shut off by fire department staff at the meter and the occupancy was made safe for inhabitants. Neigh- bouring occupants were notified of the incident with the help of Halton Regional Police and fire staff, and were instructed to shelter in place un- til the leak was confirmed to be mitigated. Fire crews remained on scene until Union Gas ar- rived. 5:30 p.m.: Firefighters responded to a three- vehicle motor vehicle collision in the area of Tan- ners Dr. and Queen St. E. in Acton.
