As a purchaser, you would have the right to sue for specific performance and damages. Specific performance means performance of the contract. In this instance, it would be the transfer of the property for the agreed upon amount. Obtaining an order for specific performance depends on the type of property being bought. If you can make a case that the specific features of the property are particularly attractive to you and that monetary damages could not adequately compensate you for the loss of the property, then you would have a good case. In addition, you could register a certificate of pending litigation against the property to ensure that the vendor does not sell to anyone else in the meantime.
