After meeting with the Trafalgar Chartwell Residents Association (TCRA) in April, Genstar downscaled the project from 23 storeys to 16 â€" a compromise usually not even disâ€" cussed until much later in the process. Site plan approval is still months away. For Rodger, however, this is simply not enough. One of her major concerns, of course, is traffic. Rodger maintains that the whole Cross Avenueâ€" Trafalgarâ€"Old Mill area is a nightmare already (especially at rush hour when the GO trains arrive) and highâ€"density housing will only compound the congestion. Trafalgar Road can‘t be widened to accommodate the flow, she says, without tearing down houses. Rodger says just because the Official Plan perâ€" mits such construction it doesn‘t mean that you 2,002 sq i. He explained that the area immediâ€" ately surrounding the GO station has been the subject of a dozen studies "of DUNDAS ST. "It‘s all fine and good to build it, but we have to live with it," she said. "What the quality of life going to be for those who buy there?" The bottom line, said Rodger, is that Trafalgar Chartwell is a "fragile" area and that residents will have enough of a burden to bear with the Commwall Road extension. "Oakville is such a beautiful place. Don‘t screw it up," she said. | & OAl Features Include Luxury Freehold Townhome â€" No Condo Fees. Unlike conventional highrise towâ€" ers, McGregor said the Genstar strucâ€" ture will be "less monolithic" with terâ€" raced heights. Anyone who doubts the caliber of Genstar‘s product, he says, just has to look to Glen Abbey. "What we want to make is a really topâ€"notch building. Our track record in town should allay some of the fears of the TCRA." Yet, given the complexity of the process why choose this site in the first place? "The things that make it a chalâ€" lenge from a planning standpoint make it desirable," said McGregor, explaining that it has a terrific view of the creek valley and is steps from the railway. "There are easier sites to develop, but they don‘t have the posiâ€" tive aspects of this site." These include its proximity to the GO station, a major transportation "node" identified by studies in the early 1980‘s as ideal sites for high density. As for residents‘ traffic conâ€" cermns, McGregor agreed current roads in the area are inappropriate, but improvements, such as the Speersâ€" Cornwall extension, will alleviate the problem. Many of those who buy a condo in the project will do so with use of the GO train in mind. "We feel people the people who want to live here will use it," he said. "In our opinion, at our particular site, the new road infrastructure will more than handle the traffic." As for residents‘ concern over the impact on existing and future infrasâ€" tructure (sewers, roads etc.) McGregor the high density concept will ultimateâ€" ly prove more cost effective and effiâ€" cient. "It will more than contribute what it puts into the community than what it takes out." o 28025q. ft. 12
