As you are probably aware, mortgage rates have dropped significantly in the last few years and the idea of refinancing is attractive to most people. Your mortgage will contain certain privileges allowing you to prepay all or part of the principal sum and I will attempt to clarify those |! options and costs to you. Most mortgages can be described as closed mortgages with limited prepayment options. This means you have the privilege to prepay part of the principal without ty but no privilege to pay off the entire mortgage. The maximum amount that can be prepaid without penalty will be 10% each year in the case of most bank mortgages and 15% each year in the case of most trust company mortgages. In order to refinance to obtain a better rate you will be required to pay more than these amounts and will likely incur a penalty. Banks and trust companies differ greatly in the amount of penalty you must pay to refinance. Some trust companies such an Canada Trust do not allow any prepayment larger than the 15% prepayment allowed each year. Most banks allow you to prepay the entire principal amount if you pay a penalty equal to the greater of 3 months interest or interest differential. The exact calculation differs with each institution but is basically the difference between your interest rate and the current interest rate multiplied by the principal sum for the balance of the term. The Bottom Line New mortgage options are plentiful at this time ranging from 6 month open mortgages to 7 and 10 year closed mortgages. Two of the most popular options available at this time are the 5 year mortgage and the 6 year convertible mortgage. Both these products are closed with limited prepayment privileges. The five year mortgage is currently at a rate of between 8.5% and 8.75%. If we took our $100,000.00 example and added in the penalty our new mortgage principal amount would be $108,000.00. Even with this additional principal your payments would reduce from $1011.44 ger month at 11.75% to $876.54 at .15%. The 6 month convertible mortgage is currently one of the most popular options. The rate is 5.75% and the .mortgage allows the borrower to: lock into a 5 year mortgage at any time without penalty. This allows the borrower to gain the benefit of the lower rate and not risk any rise in mortgage rates. The payments for our example mortgage on a 6 month convertible term would reduce to $675.02 per month. "The club is asking that spectators bring an appropriate food donation, which will be collected by Kinsmen at the front of the parade," continued Beauchamp. Kinsmen will be pushing shopping carts beside a tractor trailer. The parade watchers will have the opporâ€" tunity to put their donation into a cart at the beginning of the parade. The food will then be loaded onto the trailâ€" er to be driven to a local sorting and distribution centre. Cash donations will be accepted from those who forget to bring a food donation. "In a community such as ours, children receive so much, and quite often they do not realize how lucky they are," said Laurinda Dorn, the Kinette president. "The thought behind this project is that the Kin clubs could perform ‘a community serâ€" vice by collecting food, and help chilâ€" dren realize that this season also â€" involves giving, as well as receiving. Our Kin clubs are like a lot of people â€" sometimes we just write cheques.
