Particularly maddening to Livesey is the fact that the Town just declared the area in which he lives a heritage district, but will now permit huge highrises comâ€" pletely out of keeping with the neighborhood to be built literally beside him. Livesey himself will not be on hand for today‘s preâ€"hearing. A teacher a Sheridan College, he says he has classes and has not had enough time to prepare a subâ€" The Town has also received Official Plan and zoning byâ€"law amendment applications by Kaneff Properties Ltd. to construct several more highrises between 12 and 18 storeys at the north and southâ€"west corners of Cornwall and Trafalgar Roads. Unlike Genstar, Kaneff hopes to bypass protracted negotiations by taking its case directly to the OMB. Livesey is even more fearful of these highrises which will loom over his backyard. Once the Genstar plan is in place, says Livesey, there will be no stopping projects being proâ€" posed for other land adjacent to Old Mill Road and the nearby Canadian General Tower property. Genstar‘s land occupies the area just west of the GO station between Speers Road and the CNR lines. In 1983, Town Council amended the Official Plan to perâ€" mit highâ€"density residential on the site. As it stands now, Livesey has problems getting out of his driveâ€" way and to consider funnelling even more cars past his place down two lanes is foolish. He has suggested to the Town that alternaâ€" tives such as townhouses or a seniors centre be considered. In addition, he believes a better plan would be to build north, not south, of the CNR tracks so that a buffer zone exists between new developâ€" ment and the existing neighborâ€" hood. "This is the first step of what will drastically uproot and destroy the neighborhood around me," said Livesey, who lists lower property values and traffic volume among the many evils that will result from the highrises. "It just seems so outâ€" rageous the idea of creating this." Livesey could file his appeal only after the October deal had been struck and says he did so in an effort to stop the "domino effect" of high density developâ€" ment in the area. Genstar is only the first to get its foot in the door, he says. The deal reduced Genstar‘s original plan for a 23â€"storey buildâ€" ing to 10 storeys with a total of 285 residential units â€" down from 381 as first proposed. On Friday, Genstar will be asking for 16 storeys and approximately 345 units. Although some councillors expressed reservations about the plan, all realized the scheme was the best both sides were likely to secure. Resident fears domino effect of high density development (Continued from page 1) As part of the October deal, Genstar was to have conveyed to the Town for $500,000 about 50 acres of land in the Sixteen Mile Creek valley south of Highway 5. The purchase â€" set for next year â€" would be financed largely through development charges with $48,700 ie ommc mm â€" 246 MAINST.E. _ 4460 FAIRVIEW ST. _ 490 SPEERS ROAD 878â€"4606 681â€"9020 $42â€"3368 Wmsc _ sirsâ€"aso6 _ DOUBLE.....309 set 519 QUEEN......329 set 559 KING........ 479 set 799 4 large storage drawers CAPTAIN‘S Includes mattress frame DOUBLE.....269 set 434 QUEEN......289 set 474 KING........ 469 ET 714 RTHO LUXURY Mon.â€"Wed.
