The elbow-shaped building, with a maximum of 275 units, will front along Bronte Road, as well as face out over the lake. As part of the deal, the historic Glendella House will be restored at its current Ontario Street location, rather than relocated, as the Ontario Municipal Board (OMB) had given the developer permission to do. Robinson pointed to the preservation of the historic landmark as one of the positive features of the agreement. "It's very important that we do save the Glendella," he said, "Extremely important." However, the vice-president of the Bronte Village Residents Association described the deal as "planning by compromise." Councillors also heard from former Oakville mayor Harry Barrett, on behalf of the Heritage Oakville Committee. While the committee also endorsed the elements of the agreement dealing with the historic properties impacted by the development, Barrett noted that the restored Glendella House will sit only 20 feet away from the 10storey building. "We feel that's going to very definitely overshadow Glendella," he said. "We've had a very difficult time dealing with this. "I share your agony and I share the agony of what's going to happen to Bronte." The development agreement with Birchgrove Estates will end an ongoing OMB hearing, which didn't appear to be going the town's way. In February, the board ruled that the developer could move Glendella House, over the Town's objections. A second phase of the hearing, scheduled for September, was to consider the actual details of the development on the Quadrangle. However, the board had already indicated on a preliminary basis that a combination of apartment buildings and townhouses would be appropriate on the site. Although no cost estimates have been released, it's likely the Town has already spent hundreds of thousands of dollars on the OMB hearing, with more expenses to come in September unless a settlement was reached. With the looming likelihood that the board would allow some form of high-density development on the site, council agreed to attempt a negotiated settlement. "It's far from ideal, but it's the best we're going to have," said Bronte councillor Alan Johnston, as he indicated his support for the agreement. Added Bird, "Quite frankly, I think to leave this one and carry on the fight would be a mistake." Along with the condo tower and the restoration of Glendella House, the agreement calls for the construction of a publiclyaccessible urban square to be built at Bronte Road and Ontario Street. The deal will also see the historic Art Gallery (the Old Post Office) moved to Ontario Street to complement Glendella and create a heritage streetfront.
