Rachel Khanna, AMP Mortgage Consultant Clinton Howell Director Q: A: What are 100% mortgages and what does that mean for me? Dr. Robert J. Pachler Optometrist Q: How can I make my home theatre A: The biggest complaint about technology in our homes is how complicated it can be to use. With so many buttons and features, it can be very confusing. A fairly new type of mortgage is the "zero downpayment" or "100% mortgage". With this type of mortgage you are borrowing all the money to purchase/refinance a house with no downpayment. The catch is that you need to have an excellent credit history in order to qualify. Q: What additional dietary and supplementation considerations are there for macular degeneration (AMD)? These types of mortgages are ideal for people who are interested in home ownership but have not saved up much of a downpayment. I would also recommend this mortgage for people who have a lot of outstanding debt on credit cards and loans. After doing the math, sometimes it makes more sense to refinance your mortgage at higher interest rates to pay off all debts and leave you with more cash flow at the end of each month. You should be prepared for higher interest rates and higher insurance premiums with this type of mortgage. The reason is that this is a higher risk kind of mortgage and you are getting into a home ownership situation more quickly then if you were to save up even a 5% downpayment. However, you should get a mortgage broker to help you work through this program. It is a specialized program Current Residential Rates O.A.C. available to people everywhere but you 3 Year 5.70% should get someone to 5 Year 5.79% look out for your best interests and ensure 10 Year 6.15% that this is the best Variable 5 Year r 5.10% option available for you. studies continue to find A: Newerand combined with other that lutein both alone supplementation may reduce the risk of AMD progression. Lutein is sometimes recommended for smokers with AMD as a substitute for beta-carotene which is contraindicated for smokers. Only lutein and zeaxanthin are found as macular pigments in the retina and they may play a protective role. Results from observational studies and the natural presence of these carotenoids support the investigation of the effect of adding lutein and zeaxanthin to an AMD supplementation program. Dietary fat intake may also play a role in the progression of AMD. One multi-center study showed that higher vegetable fat consumption was associated with an elevated risk of AMD. The highest intakes of monounsaturated and polyunsaturated fats and higher intakes of linoleic acid were associated with higher risk. High fish intake reduced risk of advanced AMD, while higher intake of omega-3 fatty acids and fish combined with low linoleic acid intake lowered the risk for AMD. Nuts also reduced risk. There is still much to learn about the impact of diet and supplementation on the progression of AMD as well as on the risk for the development of the disease. Many studies are ongoing and being planned. How can you make sense of it all? The reality is that you don't generally need all the buttons and features that your system is capable of. What I recommend doing, is working with a local audio/video integration company to discuss the system that you have. Talking about what you might be thinking of adding to your system, what you find easy to understand and what you find complicated can help immensely. Also, think about the different members in your family too, what are their needs? After going through this process, it will be possible for a system designer to recommend the right remote control, or for larger systems, the right integration system. The right remote control coupled with a quality installation and a well thought out program will make your system extremely user friendly. It will be far less complicated to turn on, turn off, navigate and control the different sources and optimize the picture and sound for anything you are watching. CARPET & UPHOLSTERY CLEANING SERVICES Hopedale Shopping Centre Suite 220, 2nd Floor Dr. Rosenblat D.D.S. 905-827-0301 Q: A: I have a heart murmur and have always taken antibiotics before dental visits. Will I always have to do this? Cleaning Solutions Todd Osmond ~Owner For decades, dentists have been following the American Heart Association guidelines, where patients are given antibiotics prior to dental treatment if they had certain heart conditions. It was believed that this would prevent a rare but life threatening heart infection called Infective endocarditis (IE). IE results from bacteria entering the bloodstream during treatment that results in bleeding and subsequently results in an infection in the heart valves and linings. But scientific evidence now shows that the risks of taking antibiotics (mild to severe reactions that in rare cases could be fatal and development of drug-resistant bacteria), outweigh the benefits for most patients. Studies show there is no compelling evidence that antibiotics prevent IE in these patients with heart conditions as they are already exposed to the very same bacteria daily from such normal activities like brushing and flossing. These studies suggest that IE is more likely to occur from these everyday activities than dental treatment. While there are many heart conditions that no longer require this preventive treatment, there are patients at highest risk of IE, including those with artificial heart valves, certain congenital heart conditions or repaired ones, heart transplant recipients (and some other conditions too) and those with a history of IE, where there is still a need to take preventive antibiotics before certain dental procedures. This is according to the newest American Heart Association guidelines, released just this past April. It is important to discuss your condition with your dentist to see if you still need to take this preventive measure. Ask Your Expert! I always listed my interests and hobbies. Why is that not applicable now? : A resume is marketing tool that is supposed to capture your most relevant work experience, skills, education and achievements on paper, preferably no more than 2 pages in length. A resume's purpose is like a brochure; the employer reads the information and decides if this is a product worth investigating further. If you are able to be clear and concise and use terminology relevant to your industry, you are making it easy for the employer to ask you in for an interview. As for including your interests and hobbies as a category in your resume, this really does not reflect your skills and experience. However, if you can present these as relevant skills that would enhance your candidacy, you can include them with your other achievements or accomplishments. For example, if you hold a Black Belt in karate, you can present this as an accomplishment and elaborate on the skills that you acquired or utilized over the years in meeting this goal (e.g., time management, instruction, working in a team environment, etc.).
