www.oakvillebeaver.com The Oakville Beaver Weekend, Saturday September 13, 2008 - 7 Council rejects Bronte condo plan By David Lea OAKVILLE BEAVER STAFF Oakville's Town Council voted to dismiss a proposed condominium development, Monday night, which would have taken root in the area of Lakeshore Road West and Mississaga Street. EAD Lakeshore Development Inc. had petitioned the Town to change the zoning in the area of 3047 Lakeshore Road W. to permit the development of 23 twostorey townhouse units on a private condominium road accessed from Lakeshore Road West. In examining the application, Town staff found a number of areas where the proposed development was incompatible with the Town's Official Plan. For example, the Official Plan states, `the Town will ensure that development is complementary to and integrates with an existing neighbourhood by having regard to natural vegetation, lot frontages and areas, building height, coverage, mass, setbacks, privacy and overview.' The staff report noted that the proposed development would fill the entire site resulting in a significant loss of mature trees and natural vegetation. It also pointed out that the developer wanted to build the condominiums in a residential area, which is mostly low-density development. EAD Lakeshore Developments spokesperson, Moiz Behar, challenged this claim that the development is not good for the area. "The proposal is in keeping with provincial policies," he said. "As an underutilized site in an older established and built up part of Oakville and along an arterial road with public transit the area includes the infrastructure required to support intensification in a compact and efficient form." He also noted that the development would increase housing choices in the Bronte community and that as many perimeter trees as possible would be preserved. Ward 1 Councillor Ralph Robinson said he and concerned residents had met with the developer several times to reach a compromise without success. "The neighbours and myself tried to be reasonable with the applicant on this one, but in my opinion and probably a few others the applicant would not be reasonable," said Robinson.
