West Oak Trails to be environmentally friendly, pedestrianâ€"oriented selfâ€"contained community By SAL BOMMARITO Oakville Beaver Staff Imagine living within minutes of the office, shopping and school, in a community with plenty of green space, parks and peopleâ€"friendly streetscapes. Hard to imagine? Not if you‘re Town of Oakville planner Susan Elbe, who helped draft the secâ€" ondary plans for the future West Oak Trails development â€" which will be home to 40,000 new resiâ€" dents over the next 20 years. In an era when communities are still being planned around the autoâ€" mobile as the primary mode of transportation, Elbe said Oakville planners are "attempting to take a new direction" with the West Oak Trails development. "We were trying to create an opportunity for development that might be more sustainable. The task was to figure out what that entails," she said in a recent interview. The 467â€"hectare (1,154â€"acre) West Oak Trails is set between Bronte Creek Provincial Park in the west, Sixteen Mile Creek in the east, Highway 5 in the north and Upper Middle Road in the south. TRANSPORTATION Elbe used phrases such as "selfâ€" contained," "pedestrianâ€"oriented," and "nodalâ€"type development" to describe what the new community will be like. One key is that less emphasis has been placed on the automobile, and more emphasis on more environâ€" mentallyâ€"friendly forms of transâ€" portation, Elbe said. "Where development may have been almost exclusively autoâ€"orientâ€" § ‘\ i LC "(vr //U T 0 3 \ hR C 2 =lf /7 ed, we‘re trying to put transportaâ€" tion of all means back on equal footing, including pedestrian, public transit and cycling," she said. "We still had to provide for the automobile and we had to go through the traffic studies, but this was a more pedestrianâ€"oriented, or transitâ€"oriented community," Elbe explained. The plans contain enough flexiâ€" bility to accommodate both "nodal" development â€" which will have higher densities and contain commercial components â€" as well as the more "traditional" lowâ€"density developments. "It‘s combining typically what‘s nice about suburban living in a more dense form," she said. She said these areas have been successful in combining both commercial and residential development. REFLECT CHANGE When planning the community, Elbe said planners took into considâ€" eration growing environmental conâ€" cerns as well as society‘s changing demographics. For example, the community will cater more to the growing number of seniors and singleâ€"parent famiâ€" lies, she said. She said the greenway links between industrial developments could be used by people who like to walk or cycle, rather than drive, to and from work. Elbe said planners also attempted to focus on land uses, rather than landowners‘ property boundaries, when planning first began. However, Elbe stressed that developers were and will continue to be involved in the planning proâ€" cess for the West Oak Trails. "You‘re trying to create opportuâ€" nities, we‘re not trying to force it on (developers)," she said. 1 H £€661 *z judy ‘AtPHY SMHN HJMON E]’l']l/)lVO ~L
