Ghent says the Town will have to decide whether it needs the easterly part of the Tanenbaum property to supplement the neighborhood park that is indicated by the Official Plan or if the land the Town owns east of the property be sufficient for the park. He added that there still exists a cart track on the Tanenbaum land, which was probably used for logâ€" ging purposes, that traverses the side of the valley. This could be used as access to the valley, as well as, providing a link along the top of the bank of the creek. "This particular piece of land will add two things to the park," said Ghent. The Town of Oakville owns most of 16 Mile Creek south of the Glen Abbey Golf Course down to the QEW bridge and a large part of the tableland, according to John Ghent, manager of the Current Planning Section. As part of its application for rezoning, â€" Max _ Tanenbaum Investments Inc. is proposing to give the Town the topâ€"onâ€"bank buffer, which according to a Town report, could be used as a pedestrian and bicycle walkway. Hecht says that generally the setâ€" back from the top of the bank of the Sixteen Mile Creek valley to the rear property line should be 15 metres, but the lot has a variable setback from the top of the bank ranging from 7.6 metres to 15 metres. The difficulty with the site is that the configuration limits it developâ€" ment â€" according to Heinz Hecht â€" a planner in the Current Planning Section of the Town of Oakville. Max Tanenbaum Investments Inc. is asking to have the zoning changed to a Site Specific Arterial Commercial zone.
