Single women buying more homes than single men ingle female home buyers now outâ€" number single male home buyers in three of Canada‘s major cities, according to a Royal LePage national demographics survey. The results of the yearâ€"long study of 50,000 home buyers across Canada in 1993 also showed an increase in moveâ€"up or multiâ€"time buyers as a percentage of all home purchasers. "since 1990, we‘ve seen a steady increase in the percentage of female home buyers in Vancouver, Toronto and Ottawa," said Bernie Vogt, Royal LePage Senior Vice President and General Manager. "In Vancouver, for example, female home buyers representâ€" ed 55.6% of all single purchasers in 1993. In Toronto, the breakdown was even higher with 58.1% of all of the buyâ€" ers being female. In Ottawa, 54.3% were female purchasers." On a national basis, the presence of single female home buyers has increased substantially since 1990. Royal LePage data shows that 48.1% of all single home buyers were women in 1993, up from 44.3% in 1990. Vogt says the increase can be attribâ€" uted to a number of factors, including low interest rates and government incenâ€" tive programs. He also cited a recent StatsCan study which showed that single men and women have comparable incomes. In Montreal, the percentage of single buyers who are women also increased yearâ€"overâ€"year â€" where, in 1993, 46.3% of buyers were single women versus 45.8% in 1992. "Nationally, there‘s almost a 50/50 split between single female and male home buyers, with the exception of Reasons for investing in a home While today‘s unique set of circumâ€" stances offer terrific opportunities for people looking for a place to call "home", getting into the market is also an excelâ€" lent way to invest: * In general, home owners‘ shelter costs are higher than those of renters for several years following the purchase of a home. But over time, rents rise with inflaâ€" tion, while the main component of home owners‘ costs (the mortgage payment) stays relatively constant (except when interest rates rise). Over the long term, then, owners‘ costs are lower. * For the future, it appears that home ownership will continue to be a good investment, even in a low inflation world. An analysis based on an assumption of 2% inflation in the future indicates that, after 20 years, ownérs may have a net worth of $50,000 greater than renters. After 30 years, that worth jumps to $167,000 greater, as long as house prices increase at the same rate of inflation. * Even house prices don‘t increase at as rapid a rate as inflation, owners still have an advantage in terms of total net worth compared to renters after several years. At a 1% annual increase in house prices (versus 2% general inflation), the owners‘ net worth is still $115,000 greater than the renters after 30 years. Even at zero inflation, the owners‘ net worth is still $75,000 greater than the renters after 30 years. *« And because house prices are expected to rise, return on investment will begin within the year. Edmonton, Regina, Hamilton and Halifax," said Vogt. Across Canada, firstâ€"time home buyâ€" ers actually declined marginally on a perâ€" centage basis â€" down to 36% from 37% in 1992 â€" as moveâ€"up buyers took greater prominence in 1993. However, there were some notable variances. Firstâ€"time buyers formed a larger portion of the market in Calgary (37% of homes purâ€" A Dream Wedding SAVE MONEY!! "Based on our tracking, I think it‘s save to declare the federal government‘s home buyingâ€"incentive program‘s a sucâ€" cess," said Vogt. "For firstâ€"time and moveâ€"up buyers, with or without governâ€" ment incentives, now is a good time to invest in residential real estate in many THE OAKVILLE BEAVER Your Award Winning Community Newspaper‘ major centres in Canada."
