The town's planning and development council heard from multiple resi- dents during a meeting on Monday, April 16. The developer, 407 Dun- das GP Inc., seeks to build a 10-storey mixed-use building containing 228 apartment units and 390 square metres o f ground floor commercial space. The 2.21-hectare site would also feature 36 three-storey stacked back- to-back townhouse units and 17 three-storey town­ house dwellings. There are existing townhouses and detached dwellings to the property's north, fronting onto Gla- deside Pond and Trailside Drive. There are also residents to the south across Dundas Street West. The 407 Dundas St., W., property's zoning current­ ly only permits structures with a maximum height o f 8-storeys, however, the de­ veloper is asking for a zon­ ing change to permit the 10-storeys. That's too high say some nearby residents. "I'm surprised that an 8- storey building would be allowed in the first place, as all the other buildings in that area along Dundas Street are only a few sto­ reys in height," wrote Gla- deside Avenue resident Annamaria Ierullo in a let­ ter to council. "This building w ill tow­ er over the single-family dwellings and be a huge obstruction in terms of view and natural light. It is too monstrous and w ill be an eyesore to the lovely streetscapes we enjoy in the area." Ierullo and others also voiced concern about the traffic congestion the de­ velopment would bring to the area, particularly dur­ ing rush hour. Another resident said the area simply can not ac­ commodate the number of people the proposed devel­ opment would bring not­ ing local schools are al­ ready crowded. Trailside Drive resident Kean Akrawi presented council with a petition, which he said contained the signatures of more than 100 people opposed to the development. Ward 6 Coun. Natalia Lishchyna cautioned those present that much of the development is permit­ ted under the existing zon­ ing. "Currently we're talk­ ing about the two extra sto­ reys. The rest o f the devel­ opment is already permit­ ted," she said. "Are you saying you don't want the building there at all because that doesn't seem like it would be possible?" At this time there are no other applications, under the Planning Act, R.S.O. 1990, c. P.13, as amended, pertaining to the subject lands. If a person or public body does not make oral submissions at a public meeting, or make written submissions to Council c/o the Town Clerk at the Town of Oakville, Clerk's department, 1225 Trafalgar Road, Oakville, ON L6H 0H3 or at townclerk@oakville.ca before the proposed official plan amendment is adopted and before the by-law is passed: a) the person or public body is not entitled to appeal the decision of the Town of Oakville Council to the Local Planning Appeal Tribunal; and b) the person or public body may not be added as a party to the hearing of an appeal before the Local Planning Appeal Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to do so. Any submission to the Planning and Development Council, either in hard copy or in electronic format, must be forwarded to the Clerk's department for receipt no later than noon on May 14, 2018, to ensure its availability to the Members of Council at the meeting.
