Westlake M anors by Old Oaks Homes, offi cially opened its tudor townhome model suites on the weekend. A lbert Rutledge, president of Old Oak H om es, works closely with everyone on every aspect of the project, from the design to the construction to the sales. Rutledge says the best part of his job is the day-to-day work on the site and seeing the project develop. "I like to stay on top of w hat's happening," he says. "My reputation is behind every inch of the project so I give it 100 per cent." Old Oak Homes was founded in 1993 and has developed sites in Etobicoke, Streetsville and Toronto. This year, Rutledge and Old Oak Hom es received the Award for Service E xcellence from the O ntario New Home W arranty Program. The developm ent continues a continuing trend in older areas of Oakville, where resi dential developm ent continues as infill hous ing. More people are finding location to tradi tional shopping areas, the harbour, Kerr Street and Lakeshore Road an attractive buying point. The com plex consists o f 11 units, cleverly designed so that more than half o f them are end units. Westlake M anors has been architec turally designed to utilize space to an opti mum. Rutledge has used stone from Owen Sound, copper eaves, cast iron coachlamps and other traditional elements W hen planning this p ro ject, Rutledge decided that instead o f offering all kinds of upgrades, he would incorporate them into the plans as the standard features. The standard model already has the afore mentioned standard upgrades with nine and 10 foot ceilings throughout the open concept sec ond floor. Those who like privacy will appre ciate the vestibule-type cove at the entrance of the home. The dining room opens up to the sunken great room, making the design family- and guest-friendly. People can spread out to the other room and still be together-- a feature Rutledge thought would be especially valuable for entertaining. The stairs leading to the sunken living room are also oak, while maple hardwood floors adorn the dining room. The "Paris Kitchens" feature built-in appli ances (included with every home), and walk outs to a large deck in the back. A large eat-in breakfast area is adjacent to the kitchen. Cupboard doors are shaker-style in oak. All broadloom is 50 oz. and the ceramic tiles in the entrance hall, bathroom s and kitchen/breakfast areas are 12" x 12" or larger. Features normally roughed-in--like central air conditioning-- are installed and ready for immediate use by the new homeowner. The upper floor in the standard model fea tures two large bedrooms, each with two walk- in closets. Rutledge planned the second suite as a guest room. There is a handy laundry chute on the top floor as well. The master bedroom has a full ensuite with a separate shower stall and a huge 42" x 72" Jacuzzi tub for two. All bathroom faucets are top quality Delta products. The lower level has the laundry room and a den/office which is prewired for Internet and cable access. Rutledge designed the den on the lower level for privacy so those late night crams won't affect the rest of the household and the household won't disturb those hard at work. One of the most interesting and convenient features of Westlake Manors has to be the two- car garages in the rear. These include remote garage door openers and are accessed from a rear laneway underneath the back decks. The upgraded model (unit #9) also includes a state-of-the-art kitchen, with drapes and black appliances. All the woodwork in this unit is maple instead of oak. The kitchens fea ture raised solid maple cupboard doors and Paris' high end hardware. The second level features decorative wall sconce lights, perfect to set the ambiance for your dinner party. Unit #9 has three bedrooms upstairs, with the master bedroom featuring a custom-made built in cabinet for a television set and sound system. Rutledge has had unit #9 wired for custom sound.
