Oakville's Planning and Development Council discussed the development, which is being proposed by BEC Trafal- gar, during their Monday, June 10 meet- ing. The 1.57-hectare property is located at 3075 Trafalgar Rd., to the north-east of the Dundas Street and Trafalgar Road in- tersection. The 71-townhouse unit plan calls for two parking spaces per unit, for a total of 142 spaces; there are also nine visitor parking spaces proposed. This project is part of the Dundas-Tra- falgar Inc. subdivision, which includesfalgar Inc. subdivision, which includesf approximately 2,100 residential units, commercial uses, a neighbourhood park, an elementary school, a stormwater man- agement pond and a dedication of a por- tion of the Natural Heritage System. The draft plan of this subdivision was approved by the Ontario Municipal Board (now Local Planning Appeal Tri- bunal) on Sept. 4. 2014. Town staff recommended that the pro- posal be permitted to move forward - not- ing it is in keeping with the North Oak- ville East Secondary Plan, is consistent with the Provincial Policy Statement and does not conflict with provincial plans or the Region of Halton Official Plan. During the meeting, Ward 4 Town and Regional Coun. Allan Elgar voiced con- cerns about parking on the site, noting while there are technically two parking spaces for each unit, one of those spaces is the garage, which most people use for storage. "What we're really saying is that no one in there is going to need more than one car, which is causing a major issue for a lot of us in new sections of Oakville," said Elgar. "Does staff really think it is a good idea to have only one space per unit?" Ward 7 Town and Regional Coun. Pa-Ward 7 Town and Regional Coun. Pa-W van Parmar said that the parking situa- tion in this area will be exacerbated, be- cause with a condominium road width of just six metres, there will be no on-street parking available for this property. "It puts the residents in a worse situa- tion, because now there are nine (visitor) spots that 71 houses are fighting for," she said. "We really need to address parking, be- cause we are running into a situation where we are not going to be able to re- verse any of this and this is going to create a huge problem in our community." A town staff report is expected to come forward in July to potentially address is-forward in July to potentially address is-f sues surrounding residential parking in Oakville. With the concerns of the councillors heard, council voted to approve the con- dominium plan. CONDO DEVELOPMENT MOVING AHEAD PARKING CONCERNS ONE AREA OF CONCERN DAVID LEA dlea@metroland.com NEWS
