The majority of Oak- ville's planning and devel- opment council voted June 10 to approve zoning chang- es to permit a building con- taining 290 residential units and 275 square metres of ground-floor commercial space at 393 Dundas St. W. The project also calls for the building of 15 three-sto- rey stacked townhouses on the 1.64-hectare site. The property is on the north side of Dundas Street West and to the east of Gla-West and to the east of Gla-West and to the east of Gla-West and to the east of Gla-West and to the east of Gla-W deside Avenue. This matter came before council on Feb. 11 but was deferred to give the devel- oper (393 Dundas LP) the opportunity to address con- cerns raised by several councillors about there not being enough parking on the site. The new plan features 373 parking spaces instead of the previous 369 spaces. Charles McConnell of the town's planning servic- es department said the de- veloper has added four resi- dential parking spaces so that each of the 305 units will have its own dedicated parking space. There will also be 58 visi- tor parking spaces and 10 spaces for the retail compo- nent. The developer has sub- mitted a revised design for the extension of Trailside Drive, which can accommo- date 29 on-street parking spaces. They have also proposed an option for stacked park- ing in the parking garage and unit purchasers will have the option of not buy- ing a parking space if they don't need it. Ward 7 Coun. Pavan Par-WWWWWWWW mar said she was satisfied with the solutions to the parking issue. Other councillors, how- ever, were not satisfied with a new emerging issue. Whiteoaks Communica- tion Group Inc., which owns and operates six 57- metre radio telecommuni- cation towers at 1303 Dun- das St. W., has voiced con- cerns about the impact nearby developments might have on their signals and vice versa. They said the proximity of the radio towers to the de- velopment could create public health and safety is- sues, both during and after construction. Whiteoaks said the radio signals could interfere with construction equipment and consumer electronics. The town initiated a peer review of the project with regard to this matter and found the proposed devel-found the proposed devel-found the proposed devel-f opments will be 1.6 kilo- metres from the radio tow- ers, which is well beyond the 19-metre separation rec- ommended for health rea- sons under the federal gov- ernment's Safety Code 6. The only potential haz- ard identified is a risk of electrical shock from con- tact current on tall metallic structures such as cranes. Town staff said the de- velopments are far enough away that no problems re-aa lated to equipment and con- sumer electronics are ex- pected. They said a condition of the development's approval is a construction mitigation plan, which identifies the potential hazards of con- struction near AM trans- mission sites. Consideration is also be- ing given to imposing a warning clause, which would alert purchasers that as a result of proximity to an AM transmission site in- terference with consumer electronics and potential shocks from metallic ob- jects may occur.
