Each suite has a large living-dining room, kitchen, bath and two bedrooms. The buildings are hot water heated and oil fired and are equip- ped with electric stoves and electric refrigeration. The basements suites rent at $67 per month and the others at $75.50 per month. The fact that all were rented as the result of one small ad. is some indica- tion of the rental value. The owners did not impose the usual restrictions of renting to families without onion nor was anyone asked to buy second hand furniture or pay rent in advance for other than one month. The tenants asked permission to move in before the buildings were completed. This procedure is un- satisfactory and is costly to the builder but on account of the shortage of housing this was permitted. Notwithstanding the best efforts of the builder many delays occurred to the disappointment of all con- cerned. The most distressing item was the lack ofwater but this was remedied weeks ago. The grad- ing, seeding and sodding in front of the buildings was completed in the late fall but the grading at the rear of the buildings cannot be satisfactorily completed until late next spring on account of the septic tank installation requiring to settle properly. It was hoped that garages could be built in the late fall. Ab- normal weatlrer conditions made this impossible and abnormal weather condition have also made it, im- possible to stone suitable parking areas. Everything possible has been done and will be done to fully complete these properties as soon as possible. Pending final completion of the properties every tenant has the right to vacate should he desire to SE sseedo so. One tenant, whose employment has been changed to Montreal has moved and his suite will be re- ' or go rented. All of the other tenants have chosen to remain in possession. In last week's editorial of the Oakville Record Star our advertisement was criticised for "what it omitted rather than what it said." If the paper expected an attack upon it comparable with what we feel it. deserved its dis: rant departure from the truth on sappointment is quite understandable. One very fla; the part of the Oakville Record-Star in a recent article was in regard to interest rates on the mortgages and this error was pointed out in our first advertisement. The res ult was the following answer in last week's Record-Star: "Regarding mort; 1ge rates we have on file names, addresses and financing data of Kent Garden Home Owners who sa y they are paying 6% interest on their mortgages." Every mortgage is an record in the Registry Office at Milton. The highest interest rate contained in any mortgage placed by Trafalgar Construction Company Limited is 414%. We have nothing to do with any mortgage financing which has heen done by purchasers since buying their properties from us but we do know that all second mortgages placed by the Housing Corporation of Ontario simply draw 814% in- terest. The statement that Trafalgar Construction Company Ltd. is charging 6% on mortgages Is Just as untrue as the many other incorrect statements which appeared in the offending articles. Trafalgar Con- struction Company Ltd. will make a donation of $500 to any charity to be chosen if it is found anyone fs paying 6 percent interest on any mortgage placed or held by Trafalgar Construction Company Ltd. on the understanding that the Oakville Record-Star will make a similar donatton of §500, if the highest mortgage interest rate on any mortgage placed or held by the Company is higher than 414%. We are content that ll ") the decision should be made by the Town Solicitor of Oakville or any competent and Independent person, As to other statements made in the various articles we are of the opinion that any attempt on our part to convince the Record-Star it is wrong would be quite as fruit] as our attempt to put it right on interest rates.
