The Town of Oakville an- nounced Thursday, July 28, that the Ontario Land Tribunal (OLT) had approved a settlement agree- ment negotiated by the town re- garding the development at the southeast corner of Lakeshore Road and East Street. The settlement will result in a 10-storey mixed use building and require the developer, 2266 Lake- shore LP, to pay $790,000 to the town for local improvements to the Bronte area. The site's zoning permits a six- storey building, however, build- ings up to 10-storeys are permit- ted through bonusing (a payment developers make in exchange for the town permitting them to con- struct buildings with greater density and heights). The mixed-use building will feature 244 residential units, 586 square metres of retail space, 244 residential parking spaces and 24 visitor/retail parking spaces. "Oakville grows more livable with this decision that sticks to our unanimous Official Plan," said Oakville Mayor Rob Bur- ton. "The funds achieved through the use of the bonusing tool will enhance community infrastruc- ture in the Bronte area for all res- idents to enjoy." The site is surrounded by 15- plus-storey buildings or more in the area to the east, nine to 12-sto- rey senior residences to the im- mediate east, a 17-storey building to the immediate south, a gas sta- tion and bank to the north, and a one-storey commercial property and a two storey residential prop- erty to the west. Town staff said the developer originally wanted a 15-storey building and appealed the matter to the OLT in January 2022. A settlement between the town and the developer was ulti- mately reached and authorized by council on May 2. "Through public engagement and adhering to the Official Plan, the town was able to deliver a suc- cessful outcome for Bronte area residents," said Ward 1 town and regional councillor Sean O'Mea- ra. "When the bonusing funds for community benefits are provided to the town, council will decide the enhancement initiatives the funds will be put toward to make the Bronte area an even more ex- citing place to live and visit." Coun. Beth Robertson said this settlement moves the Bronte area closer to becoming the vi- brant and thriving neighbour- hood seen in the town's vision. "Residents have been waiting for some time to see the decision from the OLT. This is great news for our community, and I want to thank the many active voices from the neighbourhood that helped inform our approach," said Robertson. Town staff noted that under the rules surrounding bonusing funds, the $790,000 must be used for benefits in the Bronte area such as enhancements to park- land, streetscapes and public art. The money, adjusted for infla- tion, won't be received by the town until the developer receives an above-grade permit. Town council will determine how best to use the funds within the Bronte area through a future budget process. Town staff said public com- ments will be welcomed as part of that process.
