The original lease called for an average rental of $10,425. Recently the Church Street Building corporation sold the leasehold estate to a syndicate headed by Ernest Lyons for an amount rumored to be about $32,000. This syndicate, in turn, has sold it to Arthur Anderson. The rumored $42,000 paid for it in-' dicates that the property is now valued at approximately $4,800 a' foot, a rise in value of about $1,800 since the original lease was signed five months ago. This value compares closely with the price paid Charles S. Wallace for his adjoining property, the sale of which is recorded in this section. Mr. Wallace received nearly $5,000 a foot for his 25-foot lot. Five years azo the property, which wa·3 originally a part of the Hayes estate, was bought on the basis of a $28,9<)0 valuation by James and Bernard Patterson , who built on · it th{ existing two-story brick store building at a cost of $40,000. Thoma s, manager of the subdivision department of Baird & Warner, Inc., predicts that the new Skokie Ridge will become the rival of its sister subdivision. Skokie Ridge is located in Glencoe, ·which incidentally, is the highest point in the village, fronting on Dundee road to the south, Green Bay on the northeast and Hohlfelder on the west.
