PAGE 10-McHENRY PLAINDEALER-FRIDAY, MARCH 15, 1974 Money basic 'building material' for improved home Money is the one build ing material that must be "bought" by just about ev eryone who buys a house or makes a major improve ment on his property. Be cause the cost of borrowing money is constantly subject to change, says one of the country's leading mortgage banking executives, fami lies should exercise the same care in seeking fi nancing for buying or im proving an existing home as they do in purchasing any other product or serv ice for their homes. Such care becomes es pecially Important, as he points out, when prospec tive borrowers must arrange their financing in a tight money market, like the ma- Home's safety, security linked to improvements The National Home Im provement Council main tains that some home im provements can result in a safer home. Outdoor lighting, for ex ample, discourages crime at the same time that it can beautify. A number of at tractive and efficient out door lighting systems are available, ranging from softly glowing gas lights for poolside and driveway, to the high-watt crime de terrent systems for illumi nation that deters prowlers. In addition to improving security, floodlighting gar dens and walkways will provide 'other rooms' for outside entertainment of family and friends. Ther mostats automatically turn the lights on and off at designated hours, relieving worries about wasted elec tricity or gas, most im portant these days. Some homeowners invest in security systems. Gener ally smaller than the aver age stereo component, these units include provision for jor "credit crunch" in home mortgage money that de veloped with brush-fire ra pidity during the summer months of 1973. Emanuel M. Brotman, chairman of the board of J. I. Kislak Mortgage Cor poration, emphasized, how ever, that even when there is a critical nation-wide scarcity of money for home financing, many qualified families can still obtain the loans they need. "The same basic principle both fire and burglar alarms tied in with a local central station. When the system detects an intrusion or the beginnings of a fire, it im mediately relays a signal to the station from which se curity personnel notify pol ice or fire departments. The system is prevented from disrupting normal family activity by .a per sonal code tapped out on a series of keys. Another more elaborate system ac tually senses the presence of intruders by means of ultrasonic waves. WHAT CAN WE DO FOR YOU? • NEW KITCHEN? And that principle is: Know and make full use of the avail able financing options." As a case in point, the mortgage banking executive noted that many qualified families were able to obtain mortgage loans, even when the recent nation-wide mortgage money crisis was at its worst, by making use of FHA and VA home fi nancing programs. "These Government- backed mortgages are al ways a good bet for pros pective homeowners," Brot- man said. "They stimulate home buying by providing families with a flexibility of financing arrangements to fit their individual needs and resources." FHA-insured home mort gage loans are available up to $33,000 for single family houses and up to $45,600 for two-to-four family houses. "For more expensive homes," he said, "VA- guaranteed financing is a good possibility. We at Kislak, for example, are prepared to arrange home financing with no down payment on houses up to $50,000 for qualified vet erans. "In addition, FHA-in- sured and VA-guaranteed home loans require thor ough appraisals that help make sure the buyer is getting a good house for his money," he said. "Moreover, both the FHA and VA administrations have done an outstanding job in expediting the proc essing time for these loans. "On the same basis," he continued, "would-be bor rowers should bear in mind that there are a variety of financing plans available for home improvement proj - ects. The money-wise homeowner will compare these to determine which is best in terms of his own individual needs and ability to repay and general mar ket conditions." Country style furniture popular Americana designs and country styling are much in evidence in home furnish ings, particularly in bed room and dining furniture. Beds with decorated head and foot-board, old-fash ioned mirrors, unique ward robe-dressers, and other pieces contribute to the country look in a bedroom. Such furniture is offered in plinth or sculptured bases and with brass pulls accent ing the antique finishes. Many decorators prefer more than furniture to give a home country-style flavor. Genuine antiques, weath ered-looking reproductions and old firearms lend a hand toward giving a room or house that rustic Ameri cana look.
