Repaired Properties have been fully restoMl by HUD; Buyer Rehabilitation Properties require repairs within six months of purchase and are located in Chicago; As-Is Properties are the same as Buyer Rehabilitation Properties, but art located outside of the city ^ Occupied Properties are Currently inhabited~and, depending whether thtev/ are in or outside of Chicago, they are also classified as Buyer Rehabilitation or As-Is. 4 • Inspect the property. Your real estate broker will arrange inspection of HUD property. Home seekers must be accompanied by a participating broker when touring HUD homes. 5 - Prepare the bid. The HUD properties are awarded to the highest bidders in a sealed-bid auction. The minimum bidding price is listed with each home listing in the selling list. Your real estate broker will assist in preparing the bid and advise you on how much to bid. 6 - Submit the bid. All bids must be accompanied by a $500 certified, cashiers check or money order. This "earnest money" is returned by. certified mail to those who are not awarded the property. 7 - Determine the winners. The bid opening is held at the HUD office and is open to the public. All bids are read aloud. After highest bids are thoroughly examined and approved, HUD issues a formal acceptance letter to each successful bidder. 8 - Obtain financing. A lending institution must be contacted to secure finan­ cing for both the initial cost of the property and rehab­ ilitation expenses. .You r real estate broker often can recommend lending in­ stitutions or direct you to HUD-approved counseling agencies. 9 - Close. After financing is obtained, the closing, or transfer of title takes place. Purchasers have 60 days from the time of bid ac­ ceptance to close. 10 - Move in. Owners of Repaired Properties may move in immediately after dosing. Owners of HUD properties requiring repairs have six months to complete repairs. After the home passes city or village in­ spection, the new homeowners may move in. A new brochure that describes in detail these 10 steps is available through real estate brokers, Chicago public libraries, local community organizations, and-at the HUD Chicago office, 1 North Dearborn, 12th floor.
