Today, all types of vacation properties are av ailable in time shares and in all parts of the United States and some foreign countries. Bascially, there are two types of time-sharing arrangements. One is an ownership contract, where you buy the specified property for a specific time each year and receive a deed and title. Under this arrangement the buyer can obtain title insurance, receive tax benefits of homeownership and call sell or rent the property for the time period purchased. The second type is a "right-to- use" contract that carries no ownership rights what soever. TTie buyer simply receives a week or more at a resort for a specified number of years, usually for 25-40 years. Rising hotel costs make the idea of locking in future vacations at today's prices appealing. There also is the advantage of building equity. As the buyer pays off the loan, he builds equity equal to the fraction of the unit he has purchased. In most time-shared purchases financing is handled like a home mortgage. There are many ad vantages to time-sharing. Consult your realtor for more details on the ad vantages of time sharing and what to watch for in pur chasing time-shares. Q. I've heard that land investment is risky. If I'm considering buying raw acreage, what should I consider? What are the tax advantages? A. Ask yourself what is the possible future use of the land. Which way is the population expanding? Is the land in an area where there is commercial or residential development nearby? Are freeways and other roads planned? Also ask about water, timber, mineral and grazing rights as well as zoning and easements. The principal tax consideration lies in the capital gains classification. For income tax purposes, this means you can be taxed at a lower rate for profit made after holding property for a certain minimum time.
