Ac­ cording to the McHenry County Board of Realtors, it is called "time-sharing", and it is a chance to own a share of a luxurious vacation retreat at just a fraction of the cost. Time-sharing started in Europe in the 1960s and was imported to America in the early 1970s by Florida condominium builders. It proved to be a highly suc­ cessful marketing tool there and quickly spread to other resort areas. Today, ac­ cording to a recent article in Changing Times magazine, thousands of Americans own time-shares "from Hawaii to Puerto Rico, from Florida to Washington State, in everything from campsites, such as Marina Village Camping club near Houston, to hotels, such as Marjac-by- the sea hotel in Virginia Beach, Va." What is time-sharing? How does it work? What are the advantages? The concept of time­ sharing is quite simple It's a way to buy a vacation retreat for just the time wanted each year -- say, two weeks every August - not for the other 50 weeks in the year. too. Those remaining weeks are sold to other time- sharers. Basically, there are two types of time-sharing arrangements. One is an "ownership" contract. You buy the specified property for a specific time each year and receive a deed and title. Under this arrangement the buyer can obtain title in­ surance, get the tax benefits of home ownership and can sell or rent the property for the time period purchased. The second is a "right-to- use" contract and carries no ownership rights what­ soever. For example, in a hotel you would buy the right to use a particular room or suite of rooms for a specified period each year. The McHenry County Board of Realtors recom­ mends knowing specifically what type of arrangement is being bought before in­ vesting in a time-sharing agreement - because "ownerships" are not the same. In one type ownership is acquired for all time. In another type, known as "interval ownership", ownership is for a specified number of years, after which all time-sharers become tenants-in-common and can then enter into a new in­ terval agreement, sublet the property or sell it. Tennis courts, swimming pools, even golf courses, are often included. In addition, most time- sharers facilities have kitchens, so you can save additional money by eating in instead of at restaurants. Again, the McHenry County Board of Realtors cautions you to know exactly what you are buying. Check and see if there are extra maintenance charges or housekeeping fees or daily maid service. Know how much extra will have to be kicked in for real estate taxes, insurance, fuel bills, etc. Are there extra charges to use the recreational facilities? The cost of a time-share unit will vary depending on four key factors: - The popularity of the resort or resort area. - The season that it is used. - The location of the unit within the resort: Does it have an ocean view? Is it a penthouse? - The size of and amenities included with the unit. Cost can run anywhere from $800 to $5,000 for one week's use of a time-share unit, but, when amortized over the average 20-year period it proves to be a real bargain. The McHenry County Board of Realtors suggest a thorough investigation of the management firm and the time-share unit itself before purchase. Make sure you're happy with both the people you're dealing with and the vacation home you're buying because you'll be together for a long time. Ed Egelston, Crystal Lake, chairman, said the Cancer Crusade committee is fin­ ding it "increasingly dif­ ficult" to obtain volunteers to conduct door-to-door contacts with the two-fold message of the American Cancer society. "One of the main purposes of the Cancer Crusade is to distribute literature that discusses the seven danger signals. These warnings provide important alerts to people that something is wrong and that a physician should be seen to look for any signs of cancer," he con­ tinued. The other message of the Crusade volunteers is to invite people to contribute to the Cancer Crusade which provides funds for research, educational programs and the service programs in McHenry county. McHenry county volun­ teers provide important services to cancer patients in the county, he pointed out. The local unit has a loan closet, including beds, wheel chairs, walkers and other equipment which is available without cost. Bandages and other materials which cancer patients sometimes need are also available simply by calling the district headquarters office of the ACS at Geneva. One new committee has been established, planned giving and legacies. The purpose of this committee is to inform people how they may include gifts to the American Cancer society in their wills. On this com­ mittee are Charie Clarke, Ed Egelston and Don Peasley. Service and rehabilitation committee is one of the more active committees, with Betty Freeman, Cary; Bruce and Ila Randolph, Woodstock; and Katie Stallsmith, McHenry. Many people make a memorial to the Cancer society at the time of a death to honor a person, and Carol Cooney, McHenry, has chaired this committee for several years. Carol Steadman, R.N., heads the active public education committee which presents programs on cancer awareness and cancer prevention to schools. Also on the committee with the Woodstock nurse are Betty Freeman, Cary; Helen Parnaby and Charie Clarke, Woodstock, and Pam Nurczyk. Don Peasley, Woodstock, a board member and chair­ man of the public in­ formation committee since 1961, again heads that committee, asalstad by Bruce Randolph, Woodstock.
