Intent on the next move are Tracy Setzler, left, and Stacy Whiteman, members of Mrs. Vyduna's class at Ringwood school, as they engage in the domino tournament held at the school. Domino chamDs at Ringwood school are shown above. In front row are David Labicki, left, all-school champ, and James Edwards; and in back, Melissa Rucker, James Franzone and Brad Schwarz. David Sims, one of the winners, is missing from photo. The first grade children of Johnsburg school district recently participated in Ringwood school's first annual domino tournament. Using a set of 55 dominoes numbered from zero to nine, each student competed in an interclass mini-tournament. Each of the six classroom champions then competed in a round-robin tournament to determine the all-school champion. This old-time game was quite educational and created an exciting sense of achievement the school feels. In today's world of television and video game playing, old time family games are often overlooked. The enthusiasm shown by the children while par ticipating in the tournament was int- ,se. In addition to sharpening the children's counting abilities, it developed their patience, exercised memory recall and allowed for decision making while planning strategy. The game of dominoes gave each participant a practical application for number use as well as ex perience being a gracious winner and loser. FREUND, INC. \ 4102 W. CRYSTAL LAKE RD., McHENRY, IL. 38541420 (by Yvonne Jjteer, Executive Officer, McHenry County Board of Realtors). The McHenry County Board of Realtors responds to questions on shared equity mortgages. Q. -1 have been hearing a lot about equity sharing. What exactly is this? A. - Shared equity mor tgages involve financing partnerships between home buyers and investors. They take a variety of forms but generally involve a homebuyer who can't afford the necessary down payment and monthly mortgage charges for a house, and an investor who is willing to subsidize part of the buyer s costs in exchange for a share of the equity as the house grows in value over the years. The home buyer has a smaller monthly payment, the investor gets part of the increased value at the time of sale. Q. This sounds like a good idea. Is it being used to any great extent? A. - At the present time the use of equity sharing has been limited primarily because banks and thrift institutions have been un willing to take risks on buyers who need subsidies to pay their monthly debts. The scarcity of money for mortgage investment has not helped the situation either. Q. - Do you see the possibility of equity sharing gaining acceptance by the banking community any time soon? A. - Yes. On Dec. 28, the Federal Home Loan Mor tgage corporation (Freddie Mac), a congressionally- chartered corporation that buys home loans from local l e n d e r s , p u b l i s h e d guidelines for the purchase of shared equity mortgages from local lending in stitutions. The result of Freddie Mac's entry into this area could produce a major change in the way financial institutions view this type of mortgage. Q. -- What restrictions, if any, does Freddie Mac impose on this type of mortgage? A. - Surprisingly few. Freddie Mac will purchase shared equity loans as large as $107,000 on single-family homes provided: principal, awarded a back pack to each classroom champ. As all-school champion, David Labicki. also received a set of dominoes. Judging from the en thusiasm of the children and the parental response, it seemed to be a big success. It also turned out to be a good learning experience for the students, too. Subscribe McHenry Plaindealer The McHenry Plaindealer 3812 W.
