Congratulations to two wonderful people on their very special oc casion. BACK TO SCHOOL Have you heard the birds chirping a little more loudly or seen the rabbits stand in the middle of your lawn looking around? They probably can't understand all their quiet surroundings now that the neigh borhood kids have left for school. It always seems eerie after the buses pull away and the stillness settles in. For us who have grade school and high school students, we know our homes will come to life again around three o'clock when the buses return, but it's a lonesome time for families of those who have left for college. The Bob Anderson family is left with only Chris at home since Angela is now a student at Southern Illinois. Jim and Sara Hearity will be eating dinners for two since Kelli is a college student in Arizona now. Jim an Jan Jensen also said goodbye to their daughter Cindy, who is attending college in Arizona, also. Joe and Pat Sullivan drove their daughter Janet to Marquette this past week where she will join her brother Joe as a student Now everyone can begin to look Determining the value of farm real estate assets with a professional appraisal can make or save money many times the cost of the ap praisal, according to Van A. Bitner, representing The Federal Land jBank of St. Louis. In addition, the appraisal is, in many eases, tax deductible, providing further savings, he adds. There are a number of situations in which an appraisal is a good in vestment, continues Bither, in cluding: Estate Planning. A major reason behind estate planning is to avoid or minimize estate tax. This tax is based on the fair market value of all properties to be transferred to your heirs. You nOed to know that fair market value as the staring point in determining ways to reduce the tax liability on your estate. An appraisal will provide that starting point. Estate Settlement. The Internal Revenue Service (IRS) "requires a complete inventory of assets of an estate and their value at the time of the owner's death. A professional appraisal can help eliminate problems in establishing values. The appraisal is especially important <when land or personal property must be divided between heirs, and when the estate seeks current (agricultural) use valuation. Transferring Property. An ap praisal proves very useful If property is tobe transferred to a corporation, trust, or family members. Current values must be established and documented for tax purposes. If the transfer of property is a gift to faintly members, or even a church or charity, the Tax Act of 1961 has set an annual untaxed value limit of 310,000 (120,000 if your spouse joins in) to each individual or entity. An appraisal can establish the value of gifted property, reducing the possibility « an IRS challenge. Partition Of Property. In cases where farm owners have different objectives for their farm in vestment, a division of property into equally Valued but separately owned portions is necessary, most times requiring an appraisal to determine the most equitable division. Selling A Farm- If you are plan ning to sell your farm, it is vital that you know its current market value. Too high a selling price and the farm remains unsold. Too low and you take an unnecessary loss. Buying A Farm. Relatedly, if you are planning to buy a farm or ad ditional property,, an appraisal can prevent you from paying too much for it. It may prove especially useful in negotiating the selling price. Also, an appraisal can allocate specific values to certain assets for depredation purposes. Bay-Sell Agreements. This can be extremely important in negotiating leases for drilling ojr mining operations.
