He joined Oak in March 1980 as a lamps project engineer. Prior to his present assignment, he was a Oak Switch Systems Inc. sales engineer working out of the Dallas, Texas office. Previously, Trzaskus was a senior development technician for Baxter Travenol Labs in Round, Lake. He attended Northwestern University in Evanston, and holds an associates degree from Harper College in Palatine. Trzaskus and his wife, Marjorie, reside in McHenry. Q-We recently bought a house after agreeing to close the sale before the seller moved his furniture out.There was a verbal ealtors ECORD O'Leary named Pepper Co. officer agreement that the house would be professionally cleaned and spotless before we moved in. The house was cledhed, but we discovered numerous bad spots in the wall-to-wall carpeting that were hidden by the seller's furniture. What is our recourse? A-You should contact your attorney, but the net result may be that you'll have to recarpet the home or hide the spots with your own furniture. Your experience is a prime examine as to why buyers should insist on waiting to close the home purchase until the seller has moved out. When a seller knows the house will be reinspected at closing, he'll work very hard to meet all written and verbal agreements. During your first inspection of the home, it is Important to make a written list of all problem areas. Be sure you have inspected everything before you sign a contract. Q-We want to sell our home but can't decide whether to list with a large firm operating many offices or an independent broker who might give us more attention. What do you recommend? A-There are advantages to both. Large firms may have higher visibility while a smaller, independent broker may be able to concentrate more on selling your house, both may have access to a Multiple Listing Service which transmits in formation about your home to other brokers and broadens the market for your home. Be sure to ask if they belong to Multiple Listing Service. Perhaps the most important factor is the individual agent's experience in selling homes in your neighborhood. A broker not familiar with your immediate area may not be able to answer many questions posed by potential buyers. Be sure you list your home with a Realtor, a qualified professional who is a member of the National Association of Realtors an<| subscribes to a strict code of ethics. Realtors are involved in continuing eddcation programs to keep up with the rapidly changing real estate industry. If you have any questions relating to real estate, send them to the McHenry County Board of Realtors at 1065 Lake Street, Woodstock. However, the McHenry County Board cannot guarantee a response to all questions. Thomas M. O'Leary was named vice-president and general counsel at Pepper Construction Company, ac cording to Richard S. Pepper, chairman. In his new position, O'Leary will be responsible for all legal and risk management activities. Before coming to Pepper 11 months ago, he was employed with Prudential Insurance of America. . - xO'Leary has a Bachelor of Arts degree from St. Norbert College and Doctor of Jurisprudence degree from DePaul Universtiy. He is a member of the American Bar Association, Illinois State Bar Association, and the Chicago Bar Association. O'Leary resides in McHenry with his wife and two children. Vineyard named Intermatic officer Century 21 breaks record fof 1983 real estate sales The Century 21 system in northern Illinois broke all previous records in calendar 1 9 8 3 . D o l l a r v o l u m e f o r December was $95.9 million, bringing the year's total to $1.8 billion, according to figures released today by Ron Towell, regional director of Century 21 Real Estate Corporation of Northern Illinois. The Century 21 system in northern Illinois sold 25,509 units during 1983, an increase of 65 percent over 1982. Home sale prices averaged $69,201 in the calendar year, a five percent increase from 1982, according to Towell. Strong demand is cited as the reason for housing prices. LEE VINYARD Lee Vinyard, 49, has been elected executive vice-president and chief operating officer of Intermatic Inc., manufacturer of automatic timers, heaters and outdoor lighting. Vinyard * previously was president of Culligan In ternational Co., Northbrook. He will be responsible for all In termatic operating divisions, i i l c l u d i n g m a n u f a c t u r i n g , engineering, sales, marketing and finance, according to Jim Miller, president of Intermatic. PLANT CLOSES Modine Manufacturing Company has announced its decision to close its manufac turing plant at Bloomington, 111. during the first half of 1984. The action was taken to eliminate excess production capacity for h e a v y - d u t y r a d i a t o r s . Headquartered in Racine, Wis., Modine operates 16 plants in eight states and one plant in Canada, including the Ringwood SCHOOL ENDS David L.
